The Instant Group have launched their "Sustainability Index". The linked press release (behind a soft paywall) notes that over 3k workspaces are already included on the index, including 30 UK properties from Landmark who is one of the founding partners.
I like this idea, having supported a number of eco-focussed certifications and ratings over the years, and am watching to see if it’ll catch on. Now, because I know the Instant team read this… I do hope they take an open API approach to the results and rankings (if that’s a tech challenge, I know some creative data integrators who could hop in to help. Just saying).

Like many founders of collaborative spaces, Draymond and Ali Washington created what they needed in Chicago: A community that works together and plays together! 👩⚖️ An update on the US Gov’s use of flex workspaces #
It’s been over three years since the GSA first announced a contract vehicle – essentially green-lighting five vendors that are approved to bid on flexible workspace contracts for the GSA; and a full year since the US government opened their own network of six coworking spaces that any federal agency employee can access and there’s a lot of data to review.
The only problem? Trying to get those workers to actually check in so they can track how the spaces are being used. The General Accountability Office’s report states that “while the pilot thus far has focused on gathering input from coworking space users, GSA has not developed scalability criteria that would enable it to assess whether a coworking service would succeed in a broader, non-pilot setting.”

There are so many different terms used to describe flexible workspace. There’s coworking, serviced offices, executive business centers, conference centers and more. And they all seem to be the "future of" the office. Workbox CEO John Wallace recently spoke with Commercial Property Executive on recent market moves, and his take is on the state of flexible workspace.
One highlight of this discussion is the focus on differentiation on the market. Much like hotels have luxury, business travel, long-term stay, all-inclusive and budget brands that focus on their target audiences, coworking and flex is starting to follow suit. Meaning, all office is becoming essentially flex by default, but what type of flex is dependant on who they serve. Matt Going from Anytime Mailbox has announced Anytime Kiosk, which lets members and guests of flex spaces self-ship packages up to 33lbs (15kg).
The kiosks ran through pilots at IWG locations in the US and Singapore, can drive new revenue for space operators and can be positioned as an automated amenity for members who need to ship items out.

Michael Dubicki from Flex Engine shared why companies considering flex spaces should weigh out the pros and cons of chasing big discounts from flex space providers. In short: big discounts usually mean either moving every 12 months, or seeing a big increase as prices normalize to where the new target desk price is.
It’s an interesting look behind the curtain (especially highlighting how brokers are actually disincentivized from putting their clients in communities for terms longer than 12 months) and where some operators may be able to leverage lower discounts to build longer member relationships. At least that’s the angle I took from it.

Ever wondered why WeWork India succeeded where many of their international expansions did not? Jeremy Bamberg, shares some facts behind the JV’s success.
The crib notes: WeWork entered India in 2017 via a 50/50 JV with leading property developer Embassy Group. The firm appointed a local CEO Karan Virwani, who also happened to be the son of Embassy Group’s founder. Leaning on local contacts, insights and a sizeable ready-to-flex office portfolio, the brand grew rapidly servicing enterprise clients. They hit profitability and explored their own IPO, having remained out of the global firms IPO. During CH11 proceedings, WeWork sold it’s 50% stake in the JV to Embassy, retaining the regional rights to the brand. Rumours are they’re once again exploring an IPO of their own.

Craig Baute from DenSwap shares a fascinating look 3 years of tour conversion data from a coworking space in Chicago.
41% who converted made the decision to do so in the first business week. 26% did so on the first day. Another 16% joined within 2 weeks of the tour.
But… 11% of those who joined only did so a month later, 9% 2-3 months later and 9% more over 3 months later. If you’re assuming you lost anyone who doesn’t join within 30 days, you’re leaving 29% of conversions on the table.

📺 Operators get another option for room and reception screens #
The team at Spacebring have just released two new "helper" apps, for both Apple and Android devices. The first is Meeting Room Display, which is a color coded room screen to can help members quickly glance at which resources are available now or in the next hour – while also allowing for easy bookings. The second is a Reception App to facilitate guest experiences at the bottleneck that is the front-desk.
While there are a lot of standalone options for both apps, we are seeing a battle heating up for both areas of your space with new/revamped apps recently announced by OfficeRnd, Proximity and Nexudus.

⚡️ Platform adds up to 1k free automations into their plans #
Automations, the newest Optix feature that helps operators automate day-to-day tasks like invoice follow-ups and member onboarding, is now free for spaces using their technology.

🌓 More than half of respondents leverage flex space #
Heather Scott shared Cushman & Wakefield‘s (ungated) Global Trends in Flexible Office 2025 report. In it we learn from the results of their and Corenet’s 2025 survey of global occupier execs.
55% use flex. 17% plan to increase usage, while 8% plan to eliminate some flex usage. 43% do not use flex and have no plans to incorporate, but 2% do not and are planning to. The report goes into regional comparisons and more – like YoY changes in bookings when comparing meeting rooms vs desk space.

2022 Global Size & Capacity Report released #
The folks over at (deep breath in) coworking insights slash coworker slash the instant group slash the first of their name (and breathe out) have released an interested report in the average sizes and number of desks based on the 19,500 listings on the discovery and workspace reviews platform.
They concluded that the global capacity is 98 workstations on average for all the coworking spaces listed as of August 2022. They also determined that the global average square footage is approximately 7,244 sqft for the regions of Asia-Pacific, Central America, Europe, Latin America, Middle East & Africa (MEA), and North America. Of these regions, workspaces in North America have the largest average square footage at 9,548 sqft.

🇦🇺 Demand in APAC up 16%, but supply only up 3% #
Bobby Sodeiri shares the key findings of the Instant 2023 APAC Flex Market Review.
Compared to the second half of 2022, demand is up 16% with supply growing slower at just 3%. Interestingly 42% of requests through the platform in the region are for 25+ desk requirements and the most searched for amenity is 24-hour access.

🌍 European flex space take-up drops since H1 #
Kim Hogan shares data from Savills and Workthere that notes that "European flex office take-up accounted for 4% of total office take-up in H1 2023, down from the 8% peak recorded during 2019 and from the 7% level recorded in H1 2022."
The slower take-up (ie how much of office space was taken by flex space providers) wasn’t attributed to a slow in demand for flex space, but instead noted limitations on the availability of good quality space, more management agreements vs traditional leases, and aiming for higher occupancy first as the main dragnets on growth.

🇺🇸 Where is remote work thriving, or dwindling, across the US? #
Axios analyses new Census figures about who’s working from home, and who’s not.
Whilst 15% of the US worked from home in 2022, the numbers are higher in large metro areas and on both coasts. Boulder (CO) had the highest share at 32%, San Francisco and San Jose were both in the top 10, Austin (TX) was higher, and over 25% of the workforce in Washington D.C. area was remote. Mississippi led the other side with just 5.5% working remotely.

Matthew Blair highlights just how significant the drop in lease length in the UK has been since 2002, and why more and more landlords are ramping up their flex offerings through management agreements, partnerships, in-house brands and more.

📃 How 1,064 IT companies use coworking spaces #
TechBehemoths surveyed 1,064 IT companies from 52 countries between July 29 and August 7 to understand how they use coworking spaces. 46.1% of those who do use coworking spaces are from small companies with 2-9 employees. 21.1% had 10-20 employees, and 20-50 employees came in close at 20.4%. Only 10.2% of those who use coworking spaces are with companies with more than 50 people.
The data set also looks into how they use coworking (13.8% regularly, 30.9% occasionally, 17.8% primarily and 37.5% don’t), why they pick coworking (27.6% flexibility, 26.7% for remote working, 23.1% cost efficiencies, and 22.6% collaboration), preferred sizes, essential amenities and more.

One of the world’s largest CRE firms, JLL has published the results of their 2024 Future of Work survey.
Major takeaways are that companies are still navigating internal debates between "hybrid adopters" vs. "office advocates" while the role of CRE professionals within a global occupier are viewed as more important than ever as it relates to being a function of talent recruitment and retention.

🩺 Operator adds flex space for medical professionals #
Not the only news this week that touches on the differentiation of flexible workspace, WOTSO has rolled out a HealthSpace segment of space offerings within their portfolio.
This portion of their portfolio features custom-built workspaces for health and well-being practitioners, including physios, acupuncturists, chiropractors, psychologists, nutritionists, masseuses and naturopaths. Two years after their first iteration of this concept, they’ve opened a total of five and have a minimum of three more in the works.

Miro Miroslavov shared the announcement that officernd and Liquidspace are partnering up to offer hybrid companies a combined workforce and workspace management solution.
An interesting move that could drive more demand towards spaces, and sits tightly within the trend we’ve been seeing in previous newsletters about coworking bookings being driven deeper into corporate ops/hr team solutions.

With locations in 10 markets around the UK, Cubo Work has finally arrived in London with their newest space opening just off of Soho Square. The location sized 18k sqft, which most recently was a bookstore, is part of Soho Estates’ largest mixed-use development.
The building is already home to large tenants such as Warner Bros. and reinforces a trend we’re seeing where owners are seeking out flex operators to fill vacancies, as part of a strategy to make up a mix of workspace and not rely solely on traditional long term single tenants.

Preferred Office Network (PON) announced the launch of "Preferred Suites", a new creative solution designed to satisfy the growing demand of corporate clients seeking larger footprints of space.
The offering combines traditional leases with management/support services and amenity access from PON’s partner space within the same building. It’s an interesting move in the landlord + coworking space for sure, I’m watching it closely for sure.

🤺 Is BGO’s MIMO a flex space play, or just rebranded spec suites? #
Michael Abrams shares a fiery post about whether a new offering from BGO (an $83B asset manager with 28 offices) is an innovative move from a large landlord or just spec suites with a new set of descriptors.
Michael leans to the latter, and many of the comments agree. But Robert D. Naso, a managing partner at BGO, argues that their MIRO (Move In Ready Offices) is a larger play to offer flexible solutions for SMBs within and alongside their traditional offerings.

🇺🇸 Brand launches “Indy” Manhattan locations #
allwork.space shares how Industrious are launching 3 locations in Gramercy Park, Times Square and Columbus Circle, adding 54k to their NY network.
Each location is designed to offer smaller workplaces only offering 182, 130 and 100 seats each. They’re expecting to open these smaller hubs by the end of 2025.

infinitSpace, a provider of white-label, tech-enabled flexible workspaces, has entered into a management agreement with landlord and real estate developers Banlieu BV to launch a 21.5k sqft flexible workspace location in Amsterdam’s new Republica development.
The flex space offering, under the ‘beyond’ brand, will be spread across 3 of the project’s 6 buildings which includes multifunctional office space, traditional office space, a hot, and 55 residential apartments.

Swedish operator Quick Office charts a new course after a tough restructuring, appointing Petra Kyllerman as CFO, to work alongside CEO Pernilla Ytterbring and their team.

Jonathan Weinbrenn shares that BE Offices are partnering with a pension fund to launch a multi-layer flex offering in the heart of the International Financial Services Centre (IFSC), at 5 George’s Dock, Dublin D1.

🇦🇺 WOTSO opens 1st Sydney CBD location with Stockland #
WOTSO has launched its first Sydney CBD coworking space through a partnership with Stockland at the Piccadilly Complex on Pitt Street. The 233 sqm space represents WOTSO’s most compact site and inaugural "Coworking Café" concept, with all private flex offices already fully occupied. WOTSO CEO Jessie Glew said day passes start at $55 ($440 monthly) while private offices begin at $660 per month.
The operator, which has over 30 sites across Australia and New Zealand, worked with Stockland’s S Connect team to develop the plug-and-play workspace with no lock-in contracts or deposits.

🇮🇹 Italian operator launches 4th Milan space #
Italian coworking operator WAO (We Are Open) will launch its fourth Milan location, WAO Bassi, in January 2026 within the Bassi Business Park in the city’s Isola neighborhood. The 1,800 sqm space will offer 200 workstations and is already fully pre-let to Italian companies.
Founded by CEO Massimiliano Zampini, WAO currently operates three Milan sites and is developing WAO Certosa, a coliving project with 190 apartments.

✈️ The market for drop-in workspace at airports heats up #
The WSJ digs into the trend about PAYG or app-based workspace access in airports. Although we’ve been following this topic for a while here on TWIC, there is one chain I hadn’t covered yet, and that may be because their PAYG office setup is kind of a secondary ‘thing’.
Minute Suites started as a chain of pay-as-you-go (PAYG) places to sleep at 10 US airports. However through a partnership with the Priority Pass network, they’re now pivoting to focus on letting their members work at PAYG locations.
