Flexspace AI reports significant success with its dynamic pricing system for coworking spaces one year after launch, showing a 50% increase in revenue compared to fixed pricing models. The platform’s AI-powered pricing strategy has reportedly also led to a 74% year-over-year increase in meeting room bookings and encouraged longer booking durations, with 4+ hour reservations growing by 16%. The company is now launching SmartPricing, a new AI pricing engine designed to further optimize revenue generation for coworking operators.

This adds bookable functionality onto eligible Google Business Profiles, essentially making coworking spaces bookable much like restaurants are through Resy and OpenTable platforms.

The "need to see it in person" mindset is shifting as more businesses are confident in choosing their workspaces online. Coworking spaces without direct e-commerce capabilities may evidently be leaving money on the table.

I’m sure many coworking sales and marketing teams are waiting patiently for these kinds of power tools being added to their stack. But a warning is to make sure that none of your AI systems are running on data stuck in disconnected silos. Poor data in almost always equals 10x poorer outputs out.

Flexspace shared some really insightful data on the distance on-demand customers travel from where they make their bookings. Well above 30% of on-demand bookings came from people traveling over 100 miles away. Reservations made by people traveling 20+ miles added up to 55% of total bookings.

The major takeaway from these stats are that yes – local marketing, brand awareness and overall community visibility is important, but a growing segment includes travelers that are more often than not looking to make find options and make bookings quickly.
