😳 Hybrid-office marketplace touts 1100 shared offices in London #

Startacus shares the lowdown on Space32, the platform founded by Jon Dweck, Keith Lomas and Richard Fine that classifies themselves as "the first ‘hybrid-office’ marketplace’.

The platform differs from most booking platforms and aggregators in that businesses who have implemented hybird policies like having everyone come in for 3 days a week, can list their offices as bookable to others who want their team to come in for 2 days a week.

This 3-2 split is probably where the 32 in their name comes from. An interesting take on subleasing or sharing of office space. I wonder how/where coworking spaces and other flex products fit into this offering, if at all.

Landmark Space have brought in Upflex‘s tech to manage their on-demand offerings, and will enable their 14k users to make real-time bookings of desks and meeting rooms across 44 locations in 8 UK cities.

In a LinkedIn post about this news Christophe Garnier mentions that existing and new customers will be able to book through the platform, which makes me wonder if the app is only for Landmark customers/tenants or will allow users of other Upflex-powered apps to make on-demand bookings at these 44 locations.

Rubberdesk have shared another report, this time focussing on operator moves and median rates across Central, East, West, North, South and the City of London.

They look at 5,403,200 sqm ( 58,159,560 sqft) of flex space and share the median office rate per person and coworking desk rates across the areas.

Gabe Marans shares that available office space in Manhattan has now surpassed the total availability of both Austin and Nashville, combined.

🔥 UK spaces burning 10,625ish hours per month #

Michael Dubicki shares that Flex Engine analyzed 150 sequential broker leads for a leading UK flex space operator. The study returned some interesting findings around lead qualification, and the time it took to gather, qualify/disqualify leads for the workspace operator.

They estimated around 5k leads are sent from brokers to operators each month, although the number could very well be higher. Extrapolating their findings that 85% of leads are only partially qualified, and that it would take each operator around 15 minutes to qualify or disqualify the lead, the marketplace-wide inefficiency adds up to between 5,312 and 10,625 hours per month.

I’ve shared previously how the time to process leads (including those that don’t fit) can quickly drive up the bundled overheads for all leads. Great to see more public data to quantify how expensive bad (or badly qualified) leads can be for flex space operators.

😲 Key 2025 EMEA and UKI flex space metrics #

OfficeRnD explored some 2025 EMEA & UKI coworking space data and trends.

Some of the metrics they dig into: 65% of French co’s favor shorter or coworking leases (variable costs over fixed ones); in Q1 flex inventory in the UK jumped 32% (totalling 8.6M sqft); London saw 39% YoY supply growth; Berlin boasts 330k sqm (3.22M sqft) of flex space; Amsterdam flex sits at over 80% occupancy; and Paris has 750+ coworking spaces.

🇭🇰 Hong Kong’s 2022 flex market review #

Alex Mason from The Instant Group shares their Hong Kong flex market review.

In summary: demand for flex in 2021 was up 22% from 2019 levels. Supply of flex space increased by 6% from 2020, and forecast to grow 15% by 2023. There was a drop in desk rates in some regions due to a new wave of Covid-19 cases in late 2021, but The Central Districte and Sheung Wan saw a 1% and 3% increase in rates respectively.

Also, workstation rates in other parts of APAC all saw more dramatic price reductions in 2021, dropping in Singapore by -20%, Tokyo by -15%, Seoul by -12% and Sydney by -11%.

🇬🇧 London prices down 2%, but supply up 26% #

Rubberdesk’s London Flexible Office Space Report for June 2023 is out, looking at supply and pricing across Greater London’s coworking and flex markets.

_The data (based on what is listed with them I believe) shows a 16.7% bump in vacant offices, 25.8% increase in vacant sqft and vacant workstations, whilst median office rate dropped 2% to £622. _

🇺🇸 Who are the largest US operators by no. of locations? #

The recent report by CoworkingMag (part of Yardi) highlights key developments and trends among the top 15 coworking brands in the U.S. this year.

The top 15 US brands (by number of locations) are: Regus (972), HQ (204), WeWork, (173) Industrious (145), Spaces (117), Premier Workspaces (86), Office Evolution (79), Workstyle Flexible Spaces (65), Venture X (46), Intelligent Office (43), Expansive (42), LocalWorks (36), COhatch (34), Serendipity Labs (28) and Lucid Private Offices (27).

What’s changed since the last report? Regus (part of IWG) saw a 17% growth since December 2022, keeping first position. HQ climbed to second place with a meteoric 240% growth from May 2022. WeWork dropped 1 place after closing 73 US locations. Lucid Private Offices joined the top 15 with the second largest growth rate of 23%.

Overall, the U.S. coworking market added 1,166 new locations from December 2022 to the beginning of May 2024 – a 20% increase in the span of more than one year. Meanwhile, the top 15 coworking operators grew their inventory by 14% in total – a sum of 252 new locations.

🇪🇸 Klammer opens second Pamplona location #

Pamplona-based flexible workspace provider Klammer Workspaces is opening a second location in the Navarrese capital, adding 1.5k sqm of space on the sixth floor of the former Caja Navarra Bank headquarters on Avenida de Carlos III. The new facility will feature common areas, a meeting hub, multiple meeting rooms, a coworking zone, and private offices of various sizes.

The expansion comes in response to growing demand for quality office space in Pamplona’s city center, complementing the company’s existing 1.9k sqm flagship location on Arcadio María Larraona.

🇬🇧 UK hotel and coworking chain acquired by Blackstone #

Blackstone announced their acquisition of Village Hotels from KSL Capital Partners. The 22-hotel group also own and run VWorks, a coworking brand based within their "well-located assets in large regional cities and suburban areas across the UK".

Why this may matter: ICYMI Blackstone own 70-location brand Fora (the merged entity of The Office Group and Fora) and were exploring a $1.9B sale of the group. Capital Markets are closely watching this sale, as its one of the deals that could set precedent for just how much above "zero dollars per square foot" a flex space business can be valued at.

📲 Home-office sharing app announces crowdfunding round #

Daniel Hillman has shared that Jarvo is launching a crowdfunding round on Seedrs. Whilst the round is still in pre-registration mode, the platform has an interesting mission to make beautiful workspaces within private homes no more than 15 mins walk or cycle from their members’ doorsteps.

Whilst this can be seen as competitive to suburban coworking offerings, there’s definitely a lot of opportunity for collaboration around the kinds of spaces, amenities and services you may not be able to get from other peoples’ home offices IMHO.

🌍 Two firms partner up to build pan-African network #

Recently*, Workshop17 and KOFISI partnered up to give their shared 10,000 members access to 22 locations across seven countries. Love seeing this kind of cross-brand collaboration!

🇬🇧 Industrious announces first London West End location #

CBRE-owned flexible workspace provider Industrious has signed for 25,683 sqft across the ground and first floors at 15 Fitzroy Street in London’s West End, marking the company’s first location in the district and the DWS-owned building’s inaugural tenant. The deal includes management of a 2,760 sqft atrium business lounge, with the building featuring a 1,265 sqft communal terrace and 2,185 sqft private terrace.

The expansion follows CBRE’s completion of its $400M acquisition of the remaining 60% stake in Industrious in January 2025.

🇮🇳 Indian coworking consolidation accelerates #

Incuspaze, who operates 50+ centers across 18 cities with 371.6k sqm of workspace, acquired Pune-based Trios in an undisclosed cash and equity deal expected to boost annual group revenue by 10-15% toward its €408-467M target for fiscal 2025-26.

Trios, founded in 2017, operated 12 coworking spaces across Pune and Gurugram managing 14k sqm, with the co-founders remaining to support integration.

Separately, OYO-backed Innov8 sold a 3% stake at approximately €115M valuation and plans to double its footprint to 100 locations by year-end, reporting €6.82M profit after tax for FY 2023-24 compared to €275,000 the previous year. The simultaneous transactions highlight rapid consolidation and investor confidence in India’s flexible workspace sector, as Incuspaze is also launching FlexLeaze, an enterprise fit-out platform.

👩 Connecticut founder expands women-centered workspace model #

Felicia Rubinstein, founder of women-centered coworking space HAYVN, has opened a second location in Greenwich following the original Darien site, with plans for a third location along the I-95 corridor to complete her expansion strategy.

Rubinstein, a mechanical engineer who previously worked at Apple and GE before founding a marketing agency, created HAYVN after experiencing workplace challenges as a woman in corporate settings, including hiding her pregnancy at Apple and being the sole woman on a 15-person leadership board at a software company. The concept emerged after she heard WeWork co-founder Miguel McKelvey on NPR’s "How I Built This" podcast, though she found existing coworking spaces like WeWork to be "bro-working" environments catering to younger demographics rather than professional women.

🇬🇧 Local hub network signs exclusive deal with platform #

Coworking and small business support company TownSq have entered an international partnership with a flex-space management software Baseworx. The deal brings the tech into TownSq’s Cowork Local offering, and makes it available to other UK workspaces.

Why am I sharing news about a space signing up with a management platform? It’s interesting that a network of town hubs has signed up to use the platform that powers the Irish government’s platform for local bookable spaces, ConnectedHubs.

🔐 Startup raises $25M for classified workspace model #

Arlington, Virginia-based Nooks, founded in 2021 by military veterans, raised $25M in Series A funding to expand its subscription-based access to classified facilities known as SCIFs (Sensitive Compartmented Information Facilities).

Investors include Zigg Capital, Upper90, SAIC Ventures, and Lockheed Martin Ventures, backing the company’s Classified-Infrastructure-as-a-Service (CIaaS) model that supports government agencies, defense startups, and prime contractors working on classified projects.

Nooks addresses the 18-month security clearance wait times that hinder defense innovation by offering turnkey packages including site selection, lab design, construction, operations, and security clearance support, positioning itself as the "Airbnb" of classified workspaces.

In November, Caddo Office Reimagined will open its 10th location in Frisco, TX. This will be the company’s second site in Frisco, further extending service to nearby McKinney and Prosper.

Founder Tim Slaughter highlighted the location’s design elements including a restored retro golf cart at the front entry as an homage to the PGA of America headquarters now located in Frisco. The expansion continues Caddo’s strategy of serving small business owners seeking to work near home rather than at home, with the new location targeting the growing suburban Dallas market.

Smartworks, a Gurugram-based office space provider, has raised USD 12 million in a funding round led by Ananta Capital, with participation from around 45 investors including Plutus Capital, Kili Ventures, and Dhawan Family Trust.

🇧🇪 Lifestyle hub operator raises €180M for European expansion #

Brussels-based lifestyle hub Le Mix raised €60M in capital (with additional bank loans for €120M) to fund the expansion of its mixed-use coworking and fitness model across ten European locations including Paris, Cannes, Madrid, and Luxembourg. The flagship 21k sqm Watermael-Boitsfort location combines coworking, hotel, wellness, food services, and events, boasting 5,000 fitness members, 80%+ hotel occupancy, and first-year profitability.

Parent company Mingle Group is planning a second Brussels site in a former national bank printing house opening in 2028 with 75 hotel rooms, coworking facilities, and 30 managed apartments, plus confirmed developments in Paris Montmartre and Cannes Mougins. The group is aiming to grow from 5k to 50k sports members and 1,000+ hotel rooms across the network within six to seven years, positioning coworking and fitness as core business pillars while using traditional lease agreements rather than management contracts for greater operational control.
