📈 Global annual coworking trends survey reopens. #
Carsten Foertsch from Deskmag has launched the 2024 Coworking Trends survey. Don’t recognize their names? Well you should, they’ve been running annual surveys, and sharing the insightful results, for 15 years. This year’s 10-minute survey looks to capture unbiased, realistic results about what’s working for coworking operators, and what’s not.

🇺🇸 US coworking locations pass 7,500 milestone for the first time #
Numbers are in for CoworkingCafe‘s Q3 US coworking industry report for 2024. Looking at the 25 largest U.S. markets they share some interesting insights (that can be compared to Q2 results here).
Highlights include a surge in demand to 7,538 spaces (passing 7.5k for the first time, and up 7% from last Q). This growth also saw almost 5M sqft added in Q3, pushing total coverage to over 133.5M sqft (a 5% Q-o-Q jump). Nashville saw the largest growth, adding 22 spaces (or 24%), followed by Indianapolis and Philadelphia with gains of 12% and 9%, respectively. Nashville also recorded the largest coverage growth at 13%, reaching 2.09 M sqft by the end of Q3. San Francisco posted a 12% gain, now recording 3.62M sqft of coworking spaces.
Membership prices remained stable, with the national median for dedicated desks holding firm at $300/month. VO and open workspace rates increased slightly, by just $1, reaching $120/month and $150/month, respectively.
Regus, WeWork, Industrious, Spaces and HQ remained in the lead, with HQ continuing to significantly expand its portfolio by adding 10% more spaces nationwide in Q3, reaching 236 locations. Regus maintained its lead with 998 locations across the country after a slight 2% increase Q-o-Q.

🇵🇷 Puerto Rican operator makes $2.5M bet on new Class A location #
Piloto 151 announced some exciting news that their newest location will be in one of the four Class A buildings in Puerto Rico. Located in a former bank branch, it also showcases a new variation of space offering called Private Wing, which is more oriented to multinationals looking for suites or private space on flex terms.

🇳🇿 WOTSO opens third NZ hub #
WOTSO FlexSpace has expanded its network in New Zealand, opening it’s third location in the island nation. The space is in partnership with Ngāti Whātua Ōrākei Whai Rawa, the commercial arm of the central Tāmaki tangata whenua and one of Auckland’s largest landowners. The space will take the ground floor space of an A-Grade building, and a part of Whai Rawa’s vision and revitalisation of the precinct.

🚊 Deutsche Bahn to close their coworking locations #
Deutsche Bahn has announced the closure of its coworking initiative by the end of 2024. Despite initially opening spaces in several major German train stations like Berlin and Hamburg, the service will be discontinued due to insufficient demand, and following large losses. The closure affects multiple locations across the country, marking the end of Deutsche Bahn’s venture into flexible workspaces at state-owned transport hubs.
We’re seeing a trend where coworking or flex workspace offerings are being bundled with work travel, such as the new partnership with Industrious and Delta Airlines. While DB’s spaces might have been overly designed, designing them prior to covid and then opening them in the height of the pandemic might have been too much to overcome to be profitable.

💰 Table Space targets $2.5 billion IPO in India #
Indian managed workspace provider Table Space is planning an IPO in 2025, targeting a valuation of $2.5 billion. The company, founded in 2017, operates over 60 locations and serves major corporate clients like Google and Apple. With strong demand for flexible office spaces in India, Table Space aims to double its real estate footprint within three years, despite challenges in the global coworking market. The company’s IPO follows the successful public debut of Awfis, another Indian workspace provider
The coworking market in India is one of the fastest growing in the world due to the continuation of offshoring by multinationals, though these spaces tend to be more oriented towards call centers (or GCCs) and open desk set ups, as opposed to the suites and meeting rooms popular across EMEA or North America.

Candace Vanderbilt hints at the upcoming opening of Downtown Works‘ Mission Valley location. The space, set to open in November this year does offer on-site parking and 24/7 access alongside private offices, coworking space, meeting rooms and lounge areas.

Fora officially introduced their new offering at Sixty London Wall, which features flex space, 17 meeting rooms, communal spaces, café, garden terrace, and on-site fitness studio with 12 classes a week.

COLONY, an operator in Manchester, UK, announces two new locations opening in 2025. This brings their network size to 8 locations across the city. The two new locations will be located in Spring Gardens and in the iconic DKNY building at 76 King Street. The former will take one floor, and the latter will start with 2 floors with an aim to take the remaining 2 floors in future phases.

CONVENDUM, a major coworking provider in Sweden, is entering a reconstruction phase due to financial strains caused by rising rental costs and other economic challenges. Seventeen of their twenty locations in Stockholm are affected, as the company seeks to navigate financial restructuring to stabilize its business.
