🤫 Are secret shoppers now part of landlord deals? #
Workbar CEO Sarah Travers recently shared that while finalizing an agreement to open a new location in a prominent Boston building, after a 12-month negotiation process, the building owner admitted to conducting a secret shopper visits – evaluating multiple Workbar locations before making a final decision.
Just as (or more) important as company equity structure, long-term vision, and operational capabilities, the owner was seeking feedback on the experience of the actual product: space energy, productivity, and community manager engagement.

JLL is set to acquire Raise Commercial Real Estate, a tech-powered brokerage known for its digital platform that simplifies the leasing process. The results are in. Operators across 6 countries shared their best converting lead generators. Syncaroo crunched the numbers and compared it to the results from Q1 2021.

Alan Pepper from Orega shares their 2024 Future of Work Report titled "The Year Flex Went Mainstream." The report, their third annual survey, features insights from over 2,000 UK office workers and 500 business leaders gathered by independent pollster Survation Ltd. It explores the growing role of flexible workspaces and highlights key factors influencing office choices today, such as the impact of AI, technology, staff wellbeing, and sustainability.

🗺️ How far away are your on-demand bookings are coming from? #
Flexspace shared some really insightful data on the distance on-demand customers travel from where they make their bookings. Well above 30% of on-demand bookings came from people traveling over 100 miles away. Reservations made by people traveling 20+ miles added up to 55% of total bookings.
The major takeaway from these stats are that yes – local marketing, brand awareness and overall community visibility is important, but a growing segment includes travelers that are more often than not looking to make find options and make bookings quickly.

📈 Canadian market projected to triple to $893M by 2030 #
Fresh off the annual Coworking Canada Conference, Optix shared some insightful data on Canada’s coworking industry.
Valued at $285M USD in 2023, it is projected to reach $893M by 2030, representing a 17.6% compound annual growth rate that outpaces many global markets. As of May 2025, Canada has approximately 883 coworking spaces, with flexible and shared offices now representing roughly 8% of the nation’s total office inventory, concentrated primarily in Ontario, Quebec, and British Columbia. Hot desks average $200-400 CAD monthly while private offices range from $400-1,200+ CAD, with Toronto and Vancouver commanding the highest rates and Montreal offering more affordable options 20-30% lower than equivalent U.S. cities when converted to USD.
IWG is the largest operator with 13 new suburban locations announced in late 2023 totaling 168,000 sqft, while growth is accelerating in secondary cities like Calgary, Ottawa, Waterloo, and Halifax driven by hybrid work adoption and suburban expansion.

🇧🇪 Belgian flex space market recovers with 19% revenue growth #
Koen Batsleer shared his presentation for the The Belgian Workspace Association conference revealing that the flex sector now represents nearly 4% of Belgium’s total office market with over 544 locations totaling 949,532 sqm.
The market experienced exponential growth exceeding 10-15% annually from 2012 until COVID-19 and the energy crisis halted expansion from 2021-2024, but 2025 shows renewed growth above 10% with locations becoming larger and more profitable. Market turnover reached €400M in 2024, representing 19% year-over-year growth, while EBITDA increased to nearly €76M with margins approaching 20%, marking a full recovery from the over €10M losses experienced in 2020.
Similar to many discussions we have here at TWIC, the analysis advocates for management contracts between operators and landlords as a risk-sharing model that could make operators 20% more competitive while reducing landlord net rent by only 10%.

Here, they can offer direct to consumer access to a variety of services (flex workspace, onsite community teams, health and wellness amenities and even food and beverage.

WeWork India (which operates separately from WeWork) has set a price band for their IPO at 615-648 rupees per share, targeting a valuation of $979.6M according to Reuters. 35.4M of the shares being sold belong to Embassy Group, while 10.9M are held by one of their affiliates. To date they operate 59 spaces, offering 94,440 desks.
Retail investors can begin trading shares October 3rd 2025. This offering will bring the total number of public coworking brands to three, joining Awfis and Smartworks.

ASX-listed flexible workspace operator WOTSO (ASX: WOT) opened its first Auckland CBD location in early September 2025 in partnership with landlord Ngāti Whātua Ōrākei Whai Rawa. The space occupies ground floor premises in AECOM House, an eight-storey A-Grade building in the Te Tōangaroa eastern CBD precinct, featuring 13 offices, 14 coworking desks, and two meeting rooms. The fitout utilized XFrame’s patented wall framing technology that can be installed or deconstructed in hours for reuse, supporting circular economy principles.
WOTSO now operates 35 flexible workspaces across Australia and New Zealand with over 6,000 members, and plans to open its fourth New Zealand location in Whangārei in early 2026.

🇫🇷 M&As of French workspace brands via court recovery #
French independent flexible workspace operator Les Nouveaux Bureaux (LNB) has acquired key assets from MyFlexGroup and Remix Coworking through court-approved recovery procedures in Paris.
In May 2025, LNB won the judicial bid for a substantial portion of MyFlexGroup’s Paris operations, integrating 17 employees and several premium office spaces formerly operated under the MyFlexOffice brand. LNB also took over Remix Coworking, including its flagship location at 16-18 rue Bucarest.
With these acquisitions, LNB now manages over 30k sqm of space, entering the top 15 largest flexible workspace operators in France, while projecting €30M in revenue for 2025, reflecting 40% year-on-year growth with a 97% occupancy rate.

The parent network of brands like Office Evolution and Venture X has changed their name from CoWorks to Vast Coworking Group.

🌳 Third Elmtree location opens in Marylebone partnership #
Spacemade has opened its third Elmtree by Spacemade location at 19 Portland Place in Marylebone, London, in partnership with The Howard de Walden Estate. The workspace offers private offices accommodating teams of 6-33 people and features two meeting rooms with capacity for up to 8 people each. The location is designed with premium interiors styled to resemble a private members’ club rather than traditional office space, consistent with Spacemade’s other 5-star Elmtree workspace locations.

🇬🇧 Fourth Leeds location for this brand #
Flexible workspace provider 2-Work will open its fourth Leeds city centre location in late September 2025 in partnership with building owner Glenbrook. The new space, 2-Work St Albions, will occupy 8k sqft across two floors of the Grade II-listed Albion Court, a former church institute with gothic revival architecture located near Leeds railway station.
2-Work now operates four locations across Leeds, which ranks as the sixth most popular location for coworking in the UK, plus one additional location at Tileyard North in Wakefield.

This was a big week for Jabbrbox as they shared the news they now have locations inside Chicago O’Hare International Airport. For those travelers that don’t have access to an airline lounge, they can now pre-book or walk up and recharge or get focus inside their private, connected workspaces
Chicago O’Hare sees 83M passengers a year — that’s a lot of potential customers for IWG/Regus the partner behind this Jabbrbox expansion strategy. But with great opportunity comes a lot of work and waiting. Jabbrbox’s co-founder shared in a separate post that this launch is the result of 9 years of work to secure the space within ORD. 🏔️ Colorado coworking group makes two M&A moves #
Bryce Hill shares that Denver Coworking LLC has acquired Venture X Denver South, adding it to their Ohana Network. The group also sold Office Evolution Longmont to local owners Megan and Aaron Holstein, who will keep it part of the network.
Their members now enjoy reciprocal access and member rates across all 13 Colorado locations, plus the national benefits of their respective brands. Members join one location and get access to them all.

Jon Trigg shares that PLATF9RM and Freedom Works have announced multiple expansion projects across southern England. Freedom Works will launch a 30k sqft space in Leatherhead town centre, Surrey, opening early January 2026. PLATF9RM is expanding its Brighton city centre site with a 7th floor coworking cafe and rooftop venue planned for late spring 2026, which the company describes as offering the best views in Brighton.
