Dave Cook who I believe is doing a PhD in Anthropology at University College London, has had a paper published on the definition and taxonomies of digital nomads.
The paper updates the definition of digital nomadism and provides a new taxonomy which subdivides the digital nomad model into five distinct types: freelance digital nomads; digital nomad business owners; salaried digital nomads; experimental digital nomads and armchair digital nomads. 🫣 Have we jumped the chasm yet? #
Edward Griffin, the CEO of WorkPad shared an interesting take on where we stand overall as it relates to how the general public has adopted flexible workspace. Many in the industry reference a "hockey stick" type of increase in the market, but how can you determine just where we stand? According to the adoption theory, flexible workspace has now crossed "The Chasm" from early adopters to early majority, as evidenced by compelling market indicators. UK flexible workspace enquiries have risen 14% year-on-year and are now 206% higher than pre-pandemic levels according to Savills, while their flex advisory division, Workthere has published research that shows inquiries for larger requirements (20+ desks) have doubled to 24% in the past year. The shift represents a fundamental market evolution, with landlords expecting more than half their portfolios to be flexible by 2030 as businesses of all sizes embrace flex solutions to reduce financial risk while maintaining professional workspace.

Robert Kropp officially announced Syncaroo Assistant to help workspace operators get more tasks done across (almost) every platform, app and other tools.
I’m really excited to see the creative ways Assistant is used to speed up tasks, having already heard of time-saving examples on tasks in Canva, emails, social media, Craigslist, phone calls, at front-desks and within spreadsheets.

🕣 Booking platform adds part-time office offering #
Tushar Agarwal shares that Hubble are adding a new product called "Part-Time Offices" which lets businesses rent an office for just 2 or 3 days a week. Although this pilot is limited to 100 businesses, they do have plans to roll it out wider soon.
Trend note: As Justin mentions here, there is a growing trend of "fractional offices" bubbling up as we’re also seeing similar plays from platforms like Flexday in Canada, and Codi in the US.
I’m curious if these are shared between businesses, or still powered by the many flex providers who work with the platform. I’ll keep an eye on this for you.

Francesco Decamilli, CEO of Uniti AI shared an update regarding their native integrations with major CRM platforms including Salesforce, HubSpot, Microsoft Dynamics, Zoho, Pipedrive, and WhatsApp. These integrations enable their AI agents to work within existing workflows, automatically logging interactions, updating lead statuses, routing qualified leads, and adding conversation summaries to contact records.
2025 is shaping up to be the year of technology – with emphasis on AI and automation. It’s exciting to see that there is continued progress being made in helping streamline existing processes with a focus on increased efficiency and eliminating what many in the industry call the "toggle tax".

Dheeraj Jain, the angel investor who lead the first round of investment for Qdesq reminisced his experience with the startup, witnessing it’s massive growth. What started out as notes jotted down on a napkin has grown into an aggregator with 4,500+ centers across 100 cities, serves 10,000+ corporates, and facilitates 65,000+ desk bookings annually.

As the booking platform market matures, being able to continually drive supply (people who want flex space) towards demand (people who offer it) is going to become increasingly competitive. So Dubai-based Hotdesk grabbing the .com for the term could be an interesting move.
Although search volume for the term spiked in April 2004 and 2005 (according to Google Trends) there’s def an upward momentum over the last few years. Presents an opportunity to "brand" the word for the platform, but also for operators to increase SEO-focussed posts at the same time.

Michael Glynn from CBRE shares their Q1 Flex Market Update for the UK market.
Some key takeways are that demand is up 300% from pre-pandemic levels, with London seeing the most significant rise in demand, followed closely by Bristol and Manchester.
Interesting also, to see that CBRE have secured 7.7k desks since Jan 2021, with an avg of 40 desks per transaction in Q1’22.

John L Hopkins and Anne Bardoel carried out research in Australia looking at satisfaction with different kinds of hybrid set-ups, including who has set the location parameters.
They asked 1,421 knowledge workers 46 questions and the results are interesting to anyone servicing remote workers and/or hybrid employers.
This caught my eye: "When asked to choose their ideal work arrangements, the most popular choices were having control over the location where they work and when (23.0%), followed by working remotely full-time (22.8%)."

Mark Gilbreath, skipper at Liquidspace, digs into a piece by Scott Homa, Alex Colpaert, Lee Fong and Matthew McAuley at JLL that makes it abundantly clear: flex is now a core CRE strategy.
"The data is pretty hard to ignore: only 3% of large enterprises use flexible space for more than 10% of their portfolio. Average utilization sits at 54% against a corporate target of 79%. And 43% of corporate leaders expect headcount to grow."

Coworking Europe shares a piece in RTE with data from Workthere/Savills, which shares that the Irish market (with 100k sqft opened in 2022) is expected to see more than 200k sqft more serviced office capacity added this year.

🇦🇺 Average desk rate in Australia up 4.2% to $688 #
According to Rubberdesk Australia, desk rates across the country have seen an increase of 4.2%, now averaging $688 per desk.
Sydney leads with rates soaring to $1000 per desk, marking a 6% increase since last quarter. Not far behind, Melbourne shows a 7.6% rise to $780. Meanwhile, Perth, Brisbane, and Adelaide hold steady, reflecting stability in these markets. Canberra reports a modest 2% rise to $510.

🇺🇸 US sees 58% suburban vs 4% urban coworking growth #
Yardi Kube’s latest analysis on suburban and urban coworking evolution across the 50 largest U.S. metropolitan areas is now out.
Leveraging CoworkingCafe data from January 2023 to January 2025 we learn that suburban coworking space expanded from approximately 55.5 million square feet in 2023 to over 68.2 million square feet in 2024, surpassing 87.6 million square feet at the beginning of 2025.
Nationally, flex space coverage stood at a total of over 150.8M sqft in January 2025, from over 116.1M in January 2023.
We also see a switch in distribution, with suburban locations representing 58% of the national market, up from 48% two years ago.
Where? Los Angeles has the 7.2M sqft of suburban spaces. NYC has 14.8M sqft of urban flex space. Indianapolis, IN and Virginia Beach, VA saw 83% of their shared space development being suburban.

📈 German coworking spaces showing growth #
The 2025 Coworking Trends Survey from Deskmag shows how coworking spaces in Germany view the current business climate.
In the localized report, Carsten Foertsch shares that positive sentiment is up 9%, occupancy is up 1% on average, 8% more spaces are profitable (and unprofitable spaces are down 16%).
Also interesting? The average revenue per German location is approx €29k, averaging €365 per desk per month.

🌟 Forget the stars, Michelin rolls right into coworking #
Michelin shared that as part of the regeneration of their former HQ plant, they’d be adding a unique, 18,000 m² (c194k sqft) space dedicated to innovation stakeholders called the Collaborative Innovation Hub.
Set to open in December 2025, it’s expected to accommodate up to 2,500 people each day, offering a wide range of services and host companies, as well as associations, academics and professional networks – and could be one of Europe’s largest co-living and coworking spaces.

Grosvenor have made it public that they intend to turn around 20% of their UK office portfolio into "premium, hospitality-led flexible or fitted space", and that leasing at newly opened locations are beating expectations.
James Raynor, CEO, Grosvenor Property UK said: “The flight to quality is as true for flex as it is for traditional office space. We see a significant opportunity in bringing together the right teams, products and services to deliver a premium offer that provides occupiers with the choice and flexibility that they are looking for."
