Charlie Moss at Interaction shares some notes for CFOs finding themselves with 40k sqft or more of unused office space. Flexspace AI reports significant success with its dynamic pricing system for coworking spaces one year after launch, showing a 50% increase in revenue compared to fixed pricing models. The platform’s AI-powered pricing strategy has reportedly also led to a 74% year-over-year increase in meeting room bookings and encouraged longer booking durations, with 4+ hour reservations growing by 16%. The company is now launching SmartPricing, a new AI pricing engine designed to further optimize revenue generation for coworking operators.

π¬π§ UK demand down 10% but closed transactions up by 35% #
Cal Lee from Workthere shared their UK H2 flex market update. In it they highlight that it appears the quality of demand is improving, given the volume is down but close-rate is up.
Average desk price for London remained stable at Β£776 (Β£209 p/sqft), whereas there was 17% increase in desk prices outside of London, rising to Β£384 per desk per month (Β£98 p/sqft). Interestingly initial term length went up from 13.1 months to 15.8 months – which they note is due to a rise in more managed space deals with longer contract lengths.

WOTSO is strengthening its New Zealand presence with the purchase of a 2,124sqm property in Whangarei, marking its first location outside Auckland and fourth in the country. CEO Jessie Glew emphasizes the untapped potential in New Zealand’s suburban and regional markets, particularly noting Whangarei’s strategic importance due to significant government infrastructure investments.
The expansion is part of WOTSO’s broader growth strategy, which will see their total network reach 31 locations across Australia and New Zealand by mid-2025.

Design Offices, Germany’s largest flexible workspace provider by square footage, has announced plans to expand two of its six Berlin locations in early 2025.
The expansion includes adding two floors to their Leipziger Platz site and developing a new conference center at their Ostbahnhof location, featuring innovative meeting spaces and flexible work areas. The company, which operates nearly 50 locations across 15 German cities, continues to grow its presence in the capital city following their $71 million funding round from 2018.

Work & Share, a Parisian coworking operator, has announced plans to open two new locations – a 1,500 sqm space in La DΓ©fense’s Tour Franklin and another in Val de Fontenay’s JOYA complex. The La DΓ©fense location will offer larger office configurations for teams of 20-200 people, while the Val de Fontenay site will feature 22 private offices, meeting rooms, and extensive amenities including access to an urban farm and recording studio.
The expansion will bring Work & Share’s total locations to 14 across the Paris region by mid-2025.
