🇦🇺 Sooo… I’m (finally) heading to Sydney IRL for Flexible Workspace Australia‘s National Conference on Aug 5 & 6. (Grab tickets here)
While I’m in Australia, I’d love to meet coworking leaders to chat about what you’re building, where my teams could help, and how we can bring even more APAC voices into our global coverage and research.
Reach out to book a one-on-one in Sydney during the first week of August.
Blaize Randell launches Sonder Coworking & Events, focused on coworking management and event services. The first contract begins August 1 with 945 Innovation Hub at 945 Princess.
Another operator-turned-founder. A big trend we’re following here at TWIC.

Jessica Casale shares nine months at Resident Company Club: Flatiron filled to 100% capacity in five months, 120 members across 43 startups, 45+ events, and a second Union Square location opened and filled this month.
Two sold-out founder clubs in NYC in under a year is a signal: curated startup community still sells when the product is intentional, not just desks.

Bernie J Mitchell asks readers to fund London Coworking Assembly journalism at £100 a year (about a pint a month), targeting 48 backers to cover core costs after a decade of bootstrapping 1,000+ events and 250+ podcast interviews. Ten percent goes to the European Coworking Assembly for backing projects like ResMove.
Reader funding is how independent coworking media stays free of pay-to-play. If you enjoy their archive and events, this is the bill coming due.

Axios Washington D.C. mapped local gyms, cafes and coworking spots with on-site child care, including Two Birds (coworking for enrolled families across D.C., Maryland and Virginia), Cowo & Crèche in Alexandria (membership with child care from about $199/month flex), plus fitness and drop-in play options like Pink Moon, Burn Boot Camp and Mulberry Lane at The Roost.
Years into "the great hybrid experiment", space to work with childcare is still unsolved for most parents and underserved by operators. The demand is obvious; the operators who productize care + desk will own a sticky membership niche.

Gemma Z Price for CANOPY argues creators are ditching "hype houses" for premium coworking: content-house models (like the Hype House) peaked on free rent and collab drama, then lost talent under exclusivity and brand-deal cuts. Shared offices offer community, soundproof booths, meeting rooms and AV without contractual strings, typically for about $400–$1,200/month vs mansion rentals that can top $80,000/month.
Creators want production infrastructure and peers, not a roommate contract. If your space can host a shoot day and a guest green room, you’re in the running for the post-hype-house wave.

Jane Sartin at the Flexible Space Association reports on the UK government reshuffle, arguing flex can power regional growth "in every postcode." She urges new Chancellor John Healey MP to fix the Valuation Office’s business rates approach for serviced offices, which risks backdated bills and lost Small Business Rates Relief.
Growth in every postcode is coworking’s pitch. If regulators fix the rates loophole first, flex becomes the default onramp for scaling SMEs nationwide.

Jerome Chang argues coworking operators sell memberships, not square footage: understanding how each member works (solo founder needing focus vs remote team needing connection days) matters more than amenities or floor plans.
Retention comes from adapting as needs change, not from ping pong tables. Does your onboarding map how each member works, or just how much space they need?

Zac Langsford argues premium mixed-use office precincts with strong amenity are becoming a talent differentiator in Australian CBDs, pointing to 55 Pitt Street in Sydney (about a year from completion) with partners Mitsui Fudosan, CBRE Asia Pacific, Woods Bagot and Florence Guild.
If your flex site sits in a dull single-use tower, amenity is now the competitor, not just the operator next door.

Darren Buckner shares how his daily brief agent quietly got worse for a week after a GitHub credential expired, returning empty data instead of a visible error. The health check missed it too, because it relied on the same broken credential.
Silent failure is the real agent risk: they don’t crash, they just do a worse job every day. The question isn’t whether it works, it’s how you’ll know when it stops.

Francesco Decamilli, co-founder of Uniti alongside Emre Altinok, shares a $12M Series A led by Pathlight, with Mahdi Raza joining the board. Uniti’s AI agents handle calls, texts and chats for self-storage, senior living, manufactured housing and flexible workspace, with 82% of storage rentals now completed without a human.
Flex is one of five verticals: watch whether voice and chat agents start fielding tour requests at coworking front desks next.

Amanda Silberling at TechCrunch covers Jack Dorsey’s Block-built Buzz: an open-source, model-agnostic group chat where humans and AI agents share the same threads, aiming to cut dependency on Slack and GitHub. It ships as a free desktop app (macOS, Windows, Linux) and sits in a wider wave of agent-native collab tools like Centaur.
The fight isn’t another chat UI. It’s who owns the interaction layer where internal agents live, get supervised, and talk to the team. If agents stay bolted onto Slack, your ops OS is someone else’s product.

Jane Robathan at Nexudus explains what it takes to build agent-ready coworking software: secure access to live operational data, built-in AI guardrails, and specialist agents for bookings, billing and member services.
Agent-ready means your platform is a tool other AIs can safely call, not a chatbot bolted on. Ask what data the agent can see, and what it is not allowed to touch.

Elaine Rossall, James Finnis and Charles Fraser at JLL (with Kitt) find managed offices grew 582% in Central London from 2020–2025, vs 20% for serviced offices and 223% for landlord-operated flex. London flex is now ~8.1% of office stock (~20M sq ft, up from 15M pre-COVID). Managed deals are 25% of flex transactions (avg 6,600 sq ft vs 4,100 serviced); 75%+ of managed sites sit in pre-war buildings under 10,000 sq ft; void reduction drives 64% of landlord interest; Cat A+ supply hit 7M sq ft by Q4 2025 (+60% YoY).
Managed is eating flex from the landlord side: smaller historic assets + shorter voids + bigger average deals. If you still only sell shared serviced, the growth curve is next door.

Savills Research’s Dublin Flex Office Overview for H1 2026 finds tech still the largest flex occupier at 35% of desk take-up, with demand broadening into professional services, financial services and life sciences. Occupancy averages 85%, prime rents reach €200 per sqft, and more supply is due before year-end.
€200 psf prime flex with 85% occupancy is not a fringe product. Dublin operators: the next question is absorption when that new supply lands.

ETRealty reports Smartworks Coworking Spaces swung to a ₹13.14 crore (~$1.4M) net profit in Q1 FY27 (vs a ₹4.19 crore loss a year earlier), with total income up 44.3% to ₹559.66 crore (~$58M) and normalised EBITDA up 74% to ₹107 crore (~$11M) (19.6% margin). Portfolio hit 10.4M sq ft across 54 centres (15 cities including Singapore); occupancy 81% (committed 86%). Founder MD Neetish Sarda cites ~₹5,400 crore (~$561M) contracted rental revenue and reiterates FY27 guidance: 28–30% revenue growth, 19–20% normalised EBITDA margin, and 12.5–13M sq ft by March 2027.
Enterprise is 92% of rent, GCCs 21%, and multi-city clients 35%: this is India flex as managed campus for large seats, not hot-desk coworking. The guidance hold after a profit flip is the signal.

Sihan Chia at Stacked Homes reports that Arcc Spaces has opened its fourth Singapore location at Bank of Singapore Centre (63 Market Street): 25,782 sq ft across floors 5–7, designed with The Afternaut Group. CEO Justin Chen frames CBD flex as places "where people want to dwell," with enterprise custom floors, private offices for teams up to 50, and a nature-led flex floor with coffee bar and wellness room.
Fourth Singapore site and still CBD-first while others flirt with suburban exits: Arcc is betting headquarters credibility still sells when the product is hospitality-grade and lease-flexible.
