🇵🇱 Poland’s flex spaces represent 3% of total office stock

According to a new report by Colliers, Poland’s flexible office market has grown by ~30% over three years, now totaling ~425k sqm (~4.6M sqft), more than 3% of total office stock.

Warsaw leads with 235,000 sqm and ~90% occupancy, dominated by international operators including Mindspace, Brain Embassy, WeWork, and Regus, alongside local players The Shire and CitySpace.

Kraków is the most diversified regional market, with 16 operators and 70,000 sqm, while Wrocław has seen nearly 50% growth in supply. "Flexibility is now one of the key criteria in office selection," says Robert Romanowski, Senior Associate at Colliers.

🇺🇸 U.S. coworking grows 3% QoQ

CoworkingCafe’s Q1 2026 report found the U.S. coworking market grew to 9,136 spaces nationwide, up 3.2% quarter-over-quarter, with Los Angeles (351), Dallas-Fort Worth (337), and Chicago (336) leading by location count.

The report also highlighted continued fragmentation beyond major brands like Regus, HQ, Industrious, Spaces, and WeWork, which together control just 23% of the national market.

National square footage stood at 163.94M sqft, up 2.9% compared to Q4 2025. For those tracking it, this still represents just 2.28% of the total US office space… with loads of space to grow into.

🇺🇸 Brooklyn gets a 7k sqft Regus

Brooklyn was recently named one of the US’s fastest growing flex markets, so it’s no surprise that Jeff Doughman shared that Regus adding another 7k sqft of flex space in the borough.

🇺🇸 Q4 2025: US inventory up 5% QoQ, square footage up 4.7%

CoworkingCafe’s latest quarterly report on the coworking industry breaks down coworking space stock availability across the 50 largest markets, along with their size and distribution, subscription prices and top coworking operators.

Spaces: 8,854 (up 5%). Top markets are LA with 338 (up 5%), Chicago with 328 (up 6%) and Dallas-Fort Worth with 323 spaces (up 4%). But fastest growing cities were Tampa, FL and Brooklyn, NY which were both up 11%, while Cincinnati saw a 4% reduction in space count.

Total square footage: Nationally 159.4M sqft, up 4.7% compared to Q3 2025. (Still just 2.2% of the total office space). Average slightly dropped compared to the previous quarter, namely by 0.4%, at 18,003 sqft per space.

Operators: The top five operators by location count remain Regus (1,196 spaces, up 1% QoQ), HQ (354, up 4%), Industrious (176 , up 5%), Spaces (170, up 1%) and WeWork (148 spaces).

2025 vs 2024: In December 2024, the national inventory stood at 7,695 coworking spaces – marking a 15% growth in the span of a year. In terms of total square footage, the registered growth was 16.5%, equivalent to 22.55 million sq. ft. added to the inventory in 2025.

The report also dives into figures for top markets in sqftage (Manhattan, Chicago, LA), largest growth (DFW, San Diego, Charlotte), plus average pricing and extremes.
