Koba is coming out of stealth strong with a tagline of premium flex space ‘without the greenwash’. The firm aims to offer both landlords and businesses who ‘want to take a genuine lead on the planet and people’ with evidence-based sustainable workspaces.

The firm aims to reduce embodied carbon, taking it as seriously as operational carbon, and making reporting reductions simple. This will be done through circularity with regards to furniture and fit outs. They tease some other features like sharing opportunities, and offering total transparency, but I’ll wait for more info before diving into those.

Maggie Terhune shares that Spark Coworking in Baltimore is celebrating Small Business Saturday by giving away a six-month workspace membership to a deserving entrepreneur or small business owner.

The initiative, now in its fourth year, invites applications and nominations until 11:59 p.m. on November 30, 2024, with the winner announced in early December. The selected recipient will begin their membership in January 2025.

🔝 Ever wondered who’s content gets the most TWIC clicks? #

I’m a firm believer that data, unexplored, leaves so many stories and actionable insights buried.

Since March 2022 I’ve been building a live data set of what links get clicked on (importantly: what, not by who) in TWIC newsletters. The idea was initially to quickly be able to see what kinds of news, views, tech updates, market moves, etc you want more of – without sending you surveys every few months – so that I can focus on curating content and resources that matters to you.

But, when looking at the data, another story also emerged. In this post I explore which industry content creators or brands hosted the content we all clicked on the most, and look at which social media platform seems to have wiped the floor with the others in our industry.

🎰 13,500 employees get corp-covered coworking access #

One of the biggest stories in our industry this week was the public acknowledgement from Allstate that it is doubling down on hybrid work. A quarter of the firm’s 54,000 employees who are based in cities like Atlanta, Indianapolis, Minneapolis and Columbus, Ohio – where there are between 100 and 1000 team members will get coworking access to gathering and working spaces via LiquidSpace.

For some background: Allstate has stated that "there’s no going back", slashing their annual spending on corporate offices from $382M in 2020 to $138M, reducing their office footprint from 12M sqft to 4M (numbers exclude their 7.1k local storefronts which are owned by individual agents).

📖 Hot take: Is “coworking” holding back necessary collaborations? #

Mike LaRosa shares a contrarian observation from the Coworking Europe conference. It appears that flexible workspace operators are further distancing themselves from using ‘coworking’ as a description for what they do, while more independent coworking operators are also stepping away from attending the conference due to the number of multi-location operators in attendance.

Mike’s take? Now more than ever, operators of all types of shared workspaces should be gathering, connecting and collaborating, rather than continuing to drive division due to what is or is not "coworking". Yes Mike!

Sarah Travers from Workbar shares that retention jumps 75% if you can keep a member past the 90-day mark.

Sarah put her money where her mouth is, and made the case to their CFO to give every new member 50% off their first 3 months, and then invest heavily into onboarding. After all "keeping a member makes far more financial sense than finding a new one".

🏋️‍♀️ Billion-dollar founder sees NYC gym as a unicorn factory #

Brian Distelburger, who founded billion-dollar co Yext, shares how and why he believes a gym in Manhattan will incubate more billion-dollar startups than most accelerators.

He details how it’s become founder central, filled with people taking calls from treadmills, closing deals at the juice bar, and running team meetings at communal tables. The gym (Chelsea Piers Fitness, btw) is also equipped with call rooms, open tables, good on-site food and costs just $275 p/month.

Guess it’ll be no surprise to see more gym-centric spaces like The Ministry and Life Time. In the meantime, see you at the gym?

🚃 Will new tolls re-draw the NYC coworking landscape? #

The BBC reports that NYC is set to become the first cit in the US to implement a London-like congestion charge. The day-time toll for cars will be $9 in Manhattan below 60th Street, and will begin being enforced on January 5th 2025.

Should this be implemented, and stay in force, it could change where people are willing to drive, park and work around the city – in turn changing where great coworking spaces should exist or be created. We’re expecting to see even more spaces pop up around the perimeter of the congestion zone, with recent moves from local Industrious, WeWork and regional newcomers like The Shop.

Eyal Lasker at Flexspace AI shared that from January to October this year, they saw a 10X increase in 30-day memberships purchased entirely online through their e-commerce platform.

📑 Larger cos & scaleups now make up 54% of global flex members #

"According to Workthere’s latest Flexmark report, larger companies (101+ people) and scale ups (21-100 people) now account for 54% of global flexible office members, compared with 42% of members last year. The flexible office specialist notes that this increase is also reflected in take-up levels with these larger companies accounting for 34% of global take-up in flexible offices, compared to 22% in 2022 and just 13% in 2020."

The firm also reported that office contractual occupancy have remained stable over the last 12 months, with private offices globally sitting at 83% booked up, where shared offices are seeing occupancy levels (by contract) of 70.5%. UK and Asia had higher average occupancy at 85% and 87.5%.

Most in-demand amenities for prospective flex customers? Meeting rooms (28%) and phone booths (24%).

📊 Occupancy distribution shifts from desks to meeting rooms #

Sandra Panara shares a snapshot from Relogix’s recent benchmark report, highlighting a shift in how occupancy of workspaces is distributed. In 2019 64% of workspace preferences leaned towards desks, this has shrunk to just 38% in 2022. Meeting rooms saw a 2.1x increase in preferences going from 16% to 35% in the same period.

🇦🇪 A look at coworking growth in the UAE #

This local piece looks at three data sets re: coworking growth in Dubai and Abu Dhabi.

Firstly, there’s a huge variety of options with affordable spaces and lux options ($40.8k+ p/year to use). Second, a free zone dedicated to digital commerce in Dubai partnered with IWG to launch a Spaces location there. And thirdly, local desk-booking platform Letswork boasts over 55,000 users across the region and Saudi Arabia, Bahrain, Spain and Portugal.

🤖 57% of knowledge workers use gen AI tools monthly #

Daan van Rossum shares the results of the Gen AI at Work report by FlexOS, in which we learn that 40% of knowledge workers use Generative AI at least once per week, with that number growing to 71% for Gen Z and Millennials.

The most popular tool is ChatGPT (with 61% of active users tapping for help) and then Google Bard (27%), Grammarly AI (19%), Microsoft Copilot (18%), Adobe Firefly (12%), and Copy.AI (12%.)

It’s an interesting look at how the world of ‘doing’ work is changing, and begs the question.. how does this surge in new tooling impact you, your business, your team and the way you provide/share space and services?

🐣 What do the “NextGen” want from their workspaces? #

Fora and CoreNet have co-published a report that identifies 7 key drivers that will define the NextGen workplace, and highlights the importance of staying ahead of these trends to attract and retain top talent.

What are the 7 drivers? Flexibility, Social & Integrated, Diverse & Inclusive, Wellness Focussed, Tech- & AI-powered, Growth Orientated and Purpose & Value Driven.

🌍 European flex market grows despite supply challenges #

Jesse Derkx shared CBRE’s H2 2024 report. It highlights a 17.5% rise in operator take-up for flexible office spaces compared to H1 2023, with London, Paris, Madrid, and Barcelona driving demand. Despite this growth, the flex market’s expansion rate has slowed, with penetration now at 2.45% of the total office market, reflecting a gap between demand and supply.

CBRE also introduced the FOMO (Finder of Market Opportunities) tool to help operators pinpoint high-demand areas and guide investment. Management agreements continue to play a key role in expanding flex offerings, enabling operators and landlords to collaborate for mutual benefit.

This new FOMO tool is a great resource for those building owners that are afraid of another type of FOMO (fear of missing out) when it comes to positioning their assets for flex.

🇬🇧 Two publicly-listed UK operators share half-year results #

Samantha McClary from the BCO breaks down the recent, and fairly positive, half year results from both British Land and Workspace Group.

British Land’s Simon Carter reported that they’re well positioned to continue to benefit from "the 10M sqft shortage of prime office space in Central London" and that their REIT delivered an underlying profit of £155M for the six months ending Sept 30th, up 8% on the same timeframe in 2024.

Workspace Group’s chief exec Lawrence Hutchings notes that they’ve still got their eye on regaining their "position as flex market leader". Their rental income did dip by 3% to £58.7M over the same period.

🇬🇧 Forecast: Rapid expansion of London’s flex market & brandlords #

allwork.space summarize the recent (but unfortunately email-gated) report from CBRE that forecasts a rapid expansion, up to 20% of London’s office market by 2030. According the report, flex currently represents 12% of the UK capital’s total office footprint, but they expect this to grow to 20% (or 50M sqft) over the next 5 years. A key driver of this growth is the expansion of "brandlords" (or landlords who offer their own flex brands) which they predict will reach 3M sqft by 2030, up 200% from current levels.

They also identify "shadow flex market" as an emerging category – which is conventional office space that is not labeled/marketed as flex space, but made available on flex-like terms through negotiation.

🇦🇺 Aussie market sees expansion, new supply and rising rates #

Tom Petryshen and the team at Rubberdesk Australia shared their latest quarterly market report for the country, noting that even though there’s been a 6.3% increase in available space nationally (up to 153.480 sqm), the median desk rate also climbed 1.7% to $667 per desk per month.

They also report that new, premium supply came online in Adelaide, Canberra, and Syndey, and was absorbed while rates held firm. However they also flag that expansion was not uniform across the country with major cities diverging into distinct supply- or demand-led directions. In short, Sydney and Melbourne saw over 8.5% and 9% new supply, while prices stayed firm at $1k and $925 per desk respectively. Tashi Dorjee shares some info around "Mosaic 2", a flex location in Auckland, New Zealand. The space is being launched in partnership with APAC-focussed investment firm, PAG.
