🇮🇪 75% of flex transactions were in Dublin 2
Kim Hogan shares data out of Workthere Ireland that notes that 75% of flex space transactions in Expand 👇 Dublin during 2024 were focussed in the popular Dublin 2 area.
They also note that tech companies made up 36% of the take-up, followed by professional services at 24%, and financial services at 12%. The majority of deals involved SMEs looking for offices with up to 25 desks, reflecting the hybrid working trend and the use of shared amenities on busier days.

🇬🇧 UK demand down 10% but closed transactions up by 35%
Cal Lee from Workthere shared their UK H2 flex market update. In it they highlight that it appears Expand 👇 the quality of demand is improving, given the volume is down but close-rate is up.
Average desk price for London remained stable at £776 (£209 p/sqft), whereas there was 17% increase in desk prices outside of London, rising to £384 per desk per month (£98 p/sqft). Interestingly initial term length went up from 13.1 months to 15.8 months – which they note is due to a rise in more managed space deals with longer contract lengths.
