🇬🇧 Comparing the cost & availability of flex in the UK #

Rubberdesk’s Q3 UK Flexible Office Report looks at the cost and availability of flexible office space in key markets across the UK and outside London.

Key findings are that there was a 13% increase in supply outside London, average prices are well below pre-pandemic rates, the median desk price outside London is over half the rate in the capital (£282 vs £625), there was a 7% or more increase of prices in Manchester, Newcastle, Cambridge & Edinburgh since Q2/22.

🇮🇳 Over 75k seats leased in H1 2022, up from 60k in all 2021. #

Savills India shared some numbers including the 15k bump in seats leased, with anticipated demand reaching a new high of 150k seats by end of year. They also share that flex spaces will account for 20% market share of the total office leasing by end of 2022.

🌍 An update on Europe’s flex space market #

Savills share their Autumn 2022 report on the European flex space industry. An interesting graph (on page 4) shows how after a tumble in 2020 and 2021, we’re seeing the proportion of flex being taken up in Europe rebounding back up towards 5%.

🇺🇸 Best US cities for Remote Work #

In order to find the best cities for remote workers, CoworkingCafe researchers explored 11 key metrics grouped into four categories: remote work, economy, connectivity, and infrastructure. These included the share of remote workers, the availability of coworking spaces, the accessibility of broadband internet, income, entertainment options, and more.

They found that the remote work cities were evenly spread across the US, with Atlanta GA emerging as the best city. Seattle, WA took second place overall, ranking first for the adoption of remote work and scoring high for its proximity to airports. Arlington, VA rounded out the podium, boasting a robust economy and the lowest unemployment rate among the top 10 cities.

🇹🇭 Rising demand for flex is reshaping Bangkok’s CRE #

"Bangkok’s flex space market has expanded significantly, reaching approximately 171,000 sqm as of 1Q23, with around 65% of existing stocks located within the Central Business Areas (CBA). This year, the market expects approximately 29,000 sqm of new space, with over 50% coming from partnerships between flex operators and landlords. Notably, three major global operators: IWG, JustCo, and WeWork, which collectively hold majority market shares, dominate the market."

Fascinating other data in the report is that 17.8k sqm (191,597 sqft) of traditional office tenant space was relocated to serviced/flex space since Q1 2021, up from 9.9k sqm (106.5k sqft) that was relocated between 2018 and 2020.

🏡 What is driving a 240% coworking suburban surge? #

Yardi Kube‘s latest white paper focusing on coworking’s "suburban surge". In the paper, several industry experts share what they believe and see to be driving this trend.

We also see some interesting new data-points, namely that 15% of all office space enquiries that move through Yardi’s listing network are for coworking space (up from 6% in 2022). Turner Levison also highlights that the suburban coworking footprint has swelled by 9M sqft in just one year, while suburban demand has surged by 240%.

OfficeRnD shares how their 2025 Q2 FlexIndex shows global stability, rising revenue, and new opportunities for coworking and flex space operators.

Some takeaways: Global desk occupancy held steady at 72.5%. Revenue per Occupied Desk climbed to $500.59 while Revenue per Available Desk reached $363.14.

🤝 WeWork and Vast Coworking form partnership #

The big news this week was the formal announcement of a new affiliate partnership between WeWork and Vast Coworking Group. Different from other partnerships related to their All Access product, this endeavor will enable WeWork Workplace customers to search and book select Vast Coworking locations via their app.

🔫 C&Ds fired following WeWont campaign #

TechCrunch reports that WeWork have fired a cease and desist over to Codi following the latter’s "WeWont" popup marketing campaign. The C&D cites the "unauthorized use and misappropriation of WeWork’s intellectual property, false advertising and Tortious interference with WeWork’s contractual relations with its member companies".

Christelle Rohaut fired back saying they’d done nothing wrong when they set up booths outside WeWork offices in New York and San Francisco informing companies that their space might be shutting down, or by setting up a "WeWork Relief Fund" to provide discounted offices to businesses affected by closures.

What do you think? The popups outside spaces reminds me of another campaign some flex space brand did once. Worth noting that Codi categorically denies that they’re a coworking company.

🚢 Coworking operator hands building over to… the US Navy? #

Vibe Coworks is exiting its Bremerton location, The Spot, to support the U.S. Navy’s expansion in the area. The Navy will take over the building as part of a $21 billion modernization effort at the Puget Sound Naval Shipyard, creating jobs and boosting local growth. Vibe Coworks is proud to have played a role in this transition and will continue to serve clients at its flagship location in Poulsbo.

🇩🇪 German operator intros cheaper Friday team tickets #

Following along on the trend we’re tracking around pricing strategies and new revenue stacks, we see news from Germany’s 1000satellites who have introduces cheaper team passes for Fridays.

The firm is pricing packages for 10, 20 or 50 people with plans to address pre-weekend lower occupancy. Priced at €319 for 10 tickets (or around €32 per person) per day compared to €369 for 10 team tickets for use on other days.

💻 JLL adds run-for-you flex offering for APAC landlords #

Tashi Dorjee, JLL‘s Head of Flex in Australasia, shared some info on CIVIS, their end-to-end flex solution in APAC. This rollout will help landlords (commercial, retail, and recently residential) design, build and operate their own transparent flex businesses.

"Run-for-you flex" is an undercurrent trend we are following – where owners of office buildings bring in experts to design, implement and manage flex offerings that serve wider tenant and asset needs.

Onespace Dubai announced the launch of the 8,000 sqft enterprise workspace at Golden Mile Galleria, in Dubai’s most iconic destination – the man-made palm tree islands.

Although the new center is operational, Onespace is currently refreshing the interiors with new furniture and finishes to match the brand’s signature enterprise-grade aesthetic. The company offered a first look at the space this week, giving clients and partners a sneak preview of what’s to come.

A new coworking space, The CO-OP at Shoal Creek, has transformed unused church space in Kansas City into a thriving hub for businesses and entrepreneurs. The partnership between coworking veterans Martin and Heather Heckroot, and the Shoal Creek Community Church helps leverage underused facilities to build community locally.

It’s an idea that several in the industry have successfully developed and implemented, but we’re always excited to see more of these in the news. It’s points to another trend in this week’s recap – suburbs – and leans into the core of coworking: community.

The Malin has opened its first luxury coworking location in Austin. It blends high-end design with personalized services like concierge staff and catered lunches. Members enjoy perks like executive assistants, meeting support, and access to beautifully designed workspaces.

The Malin’s first location, in Soho, is one of NYC’s most in-demand coworking spaces. They’ve most recently expanded to Nashville, so it’s a perfect fit for them to target this demographic in Austin. With day passes that start at $75 per day on some aggregators, the experience is quite similar to Soho House.

Fuse Flex Space, a new coworking and co-warehousing facility in Chandler, Arizona, offers a hybrid solution combining 8k sqft of private office space with 20k sqft of air-conditioned warehouse space. The space caters to entrepreneurs and small businesses needing both office and industrial/storage facilities under one roof.

Coworking for warehousing/ecommerce is a growing flex segment, and we’ve seen a lot of movement this year. Another shift in the market also adding to the growth in the suburban flex market.
