📈 A look at WeWork’s startup retention numbers
WeWork has published a new research report tracking 9,000+ active startups across its U.S. locations Expand 👇 and mapping them against the country’s top 20 startup metros, as ranked by StartupBlink’s 2025 Global Startup Ecosystem Index.
Key findings: Of the startups that joined WeWork since 2023, 96% have maintained or grown their footprint, with average team sizes up more than 50% over three years. Philadelphia posted the fastest coworking market growth at 28%, while Chicago saw the highest team-size increase at 77%. San Diego recorded the biggest occupancy jump, up 33 percentage points at WeWork locations.

🤯 How many US Live-Work-Play developments were built?
CoworkingCafe’s latest analysis explores how live-work-play (LWP) developments have expanded across Expand 👇 the US over the past decade. They tracked 542 developments completed between 2016 and 2025, along with 94 more projects in the 2026-2029 pipeline, to see how this building model is evolving nationally and across major cities.
The 542 LWP developments spanned 129.45M sqft. 2025 alone saw 67 completed projects. Residential remains the defining feature of these projects, averaging 62% of the sqftage nationally, compared to office (27%) and retail (11%).
The number of coworking spaces located within these developments in the top 10 cities for LWP buildings, rose from 35 in 2022 to 56 in 2026 – a 60% increase – highlighting the growing connection between flexible work and mixed-use environments.
With 119 developments, New York City has the largest LWP footprint in the country, well ahead of other major markets. The city also has 17 coworking spaces within these properties, reinforcing its position as both a mixed-use and flex office leader.
Several smaller markets stand out for coworking integration. San Francisco, for example, has just 7 developments, but six include coworking, giving it one of the highest coworking concentrations in the study. Meanwhile, cities such as Rochester and Philadelphia stand out for relatively large office footprints in their live-work-play projects, but no coworking presence so far.

🇺🇸 Workforce growth impacting coworking growth rates
CoworkingCafe’s latest study looks at 102 U.S. cities, exploring which have the fastest growing Expand 👇 labor pools, and how flexible work and employment changes are influencing coworking expansion.
Highlights: Boston, MA led remote work adoption, and saw a 34% growth of coworking. Gilbert, AZ and Chandler, AZ recorded the fastest coworking growth among the top 20, expanding their markets by 160% and 100%, respectively, in two years. Established hubs like Miami, Atlanta and Philly saw slower but steady growth.
Nationwide, the coworking market expanded by 23% fueled by surging remote work adoption and renewed economic stability. Among the top 20 cities, Gilbert, AZ saw the highest increase of 160% in coworking spaces, adding eight more spaces between 2023 and 2025.

🇵🇭 Colliers reports on Philippine flex market growth
Colliers released "The future is flex" report analyzing the Philippine flexible workspace Expand 👇 industry, reporting that Metro Manila’s inventory reached 267,000 sqm as of the first 3 quarters of 2025 with 21% vacancy, surpassing pre-pandemic levels after recovering from a 41% vacancy peak in 2020.
The report identifies three strategic shifts among operators: growing adoption of managed workspace solutions by outsourcing firms seeking branded spaces without capital expenditure, increased joint venture agreements between building owners and flex operators, and expansion of Employer of Record services to accelerate market entry for foreign companies.
Colliers emphasized asset-light strategies, provincial market expansion, and business continuity products as key drivers for future growth, noting the Asian Development Bank identified 700 active Philippine startups in 2023, a sevenfold increase from 100 in 2015.

CoworkingCafe’s latest analysis highlights the U.S. metro areas with the highest and lowest pricing Expand 👇 for the most popular coworking subscription types.
For Open Workspaces, Santa Maria, CA, Bremerton, WA, and Poughkeepsie, NY, lead as the most expensive metro areas, with median rates of $300, while Albany, NY, and Palm Bay, FL, come in the 2nd spot with $250. Wichita, KS, and Greensboro, NC, are the most affordable MSAs with a median cost of $99/month, while Deltona, FL, comes second with $107. In the third most affordable spot there are 33 MSAs with a median price of $119, among which we can find Philadelphia, PA, Las Vegas, NV, Detroit, MI, Phoenix, AZ, and others.
For Dedicated Desks, Santa Maria checks the highest median monthly rate at $550. Honolulu takes the second spot with a median price of $500 and San Diego is third with $425/month. On the other end of the pricing spectrum, Grand Rapids, MI, is the most affordable at $189 per month, while Green Bay, MI, Ogden, UT, and Indianapolis, IN come next with $209. Lansing, MI, rounds up the podium with $219/month.
When it comes to Virtual offices, Naples, FL, is the most expensive MSA — $240, followed by Trenton, NJ, with $215. Reno, NV, comes in the third spot with $209/month. Rochester, NY, and College Station, TX, are the most affordable as the median price is $50 for this type of membership. In Palm Bay, FL, the median price is $65, while in Deltona and Crestview, FL, it costs $75.
Looking at Meeting rooms: Pittsburgh, PA, is the most expensive MSA at $75/hour, followed by Santa Maria, CA, Greensboro, NC, and Ann Arbor, MI, with $60. Bridgeport, CT, comes in the third spot with $59/hour. Rochester, NY, Dayton, OH, and Deltona, FL, are the most affordable with the median price is $20 per hour. In Portland, ME, the median price is $21, while in Des Moines, IA, it costs $25.
