At a panel during GWA, three coworking operators demonstrated how brand consistency drives growth metrics, with Kelsey McKinny from Downtown Works achieving over 300 five-star reviews, Grant Barnhill at Shift Workspaces maintaining high renewal rates year-over-year while commanding $110 per rentable square foot for office space. John Herring from Fuse Workspaces tucked into how giving back is part of their local and regional branding. Founder of both PilotoMail and Piloto 151 moderated the panel and shared the origin story of the iconic pilot pigeon brand, which emerged when observing pigeons at their first location’s plaza in Puerto Rico.

Major takeaways? Consistent storytelling and memorable experiences at every member touchpoint enable operators to leverage brand for growth. 🏦 FY results from UK’s other listed flex prop co.

UK’s other publicly listed workspace company, called Workspace Group (and not to be confused with the International Workspace Group who are also UK-based and listed) shared that they’re focussing on London’s 10-100 employee market amid lower than preferred recent financial results.

Those results? Like-for-like occupancy down from 88% to 83%, but still posting a pre-tax profit of €6.4M through 1,266 lettings and 500 renewals.

Another note is that unlike many larger asset-light operators, Workspace owns and operates its own properties, managing office buildings worth over €2.7B. Another not-so-silent example of a propco/opco model in action.

Beyond workspaces has added boat rentals to its extensive member benefits program, allowing Amsterdam members to conduct meetings on the water or enjoy discounted dinner cruises. This joins an impressive collection of perks including hotel discounts with Hyatt, wellness services, nature retreats, fitness memberships, entertainment deals, and financial support services across their London, Amsterdam, and Berlin locations.

Not to be confused with the April Fools story about the coworking bus. This coworking boat is very much a real thing and sounds like a creative alternative venue for your next offsite.
