ETRealty reports Smartworks Coworking Spaces swung to a ₹13.14 crore (~$1.4M) net profit in Q1 FY27 Expand 👇 (vs a ₹4.19 crore loss a year earlier), with total income up 44.3% to ₹559.66 crore (~$58M) and normalised EBITDA up 74% to ₹107 crore (~$11M) (19.6% margin). Portfolio hit 10.4M sq ft across 54 centres (15 cities including Singapore); occupancy 81% (committed 86%). Founder MD Neetish Sarda cites ~₹5,400 crore (~$561M) contracted rental revenue and reiterates FY27 guidance: 28–30% revenue growth, 19–20% normalised EBITDA margin, and 12.5–13M sq ft by March 2027.
Enterprise is 92% of rent, GCCs 21%, and multi-city clients 35%: this is India flex as managed campus for large seats, not hot-desk coworking. The guidance hold after a profit flip is the signal.

Sihan Chia at Stacked Homes reports that Arcc Spaces has opened its fourth Singapore location at Expand 👇 Bank of Singapore Centre (63 Market Street): 25,782 sq ft across floors 5–7, designed with The Afternaut Group. CEO Justin Chen frames CBD flex as places "where people want to dwell," with enterprise custom floors, private offices for teams up to 50, and a nature-led flex floor with coffee bar and wellness room.
Fourth Singapore site and still CBD-first while others flirt with suburban exits: Arcc is betting headquarters credibility still sells when the product is hospitality-grade and lease-flexible.

🇬🇧 The Work Project opens 3rd London site
The Work Project, the Singapore premium flex operator majority-owned by CapitaLand, signed a lease Expand 👇 with BGO for its third London location: about 2,415 sqm on the full first floor of 105 Victoria Street in Victoria, including ~465 sqm of affordable workspace. JustCo Holdings just IPO’d on the Singapore Exchange (SGX), raising S$100 million at S$0.94 per Expand 👇 share, with most of the cash going toward opening new coworking centers across APAC.
From their IPO paperwork, the firm already runs 54 locations across 12 cities and is targeting 100+ by 2029, with a focus on expanding into Japan, Hong Kong, India, Malaysia, and the Philippines. Revenue hit US$144.2 million in FY2025, up 12.5% year over year, and the company carries zero external bank debt.
