In coworking’s 3rd version open-desk free-for-alls are fading, replaces by enterprise demand, private suites and hybrid lease models. Hitting on trends we cover often in TWIC, he shares that from his perspective operators are getting smarter, landlords are getting involved, and "this time it seems to be working – globally."

🏡 Cali resi-operator opens coworking space #
Kevin Phillips, a partner at property manager and developer SC Properties share that at The Gateway in San Mateo, they’ve launched their own coworking space called The Collective at Gateway.
This seems to be the first coworking space offered by the firm that currently "owns and/or actively manages over 1,700 residential and commercial units throughout California". We’re pretty sure it won’t be their last.

🚌 Not April Fools…there’s a coworking bus! #
Westhive Coworking Ecosystem, one of Switzerland’s leading coworking operators, has launched an innovative mobile workspace solution with their Westhive Express buses. These converted double-decker buses feature coffee bars, Wi-Fi, power outlets, modern workstations, and outdoor seating areas that can be positioned in various scenic locations throughout Switzerland.
The mobile coworking spaces will be bookable exclusively through Airbnb as part of their "Live & Work Anywhere" program, rather than traditional coworking booking platforms. Having established locations in Zurich, Geneva, Basel, and Zug since their 2017 founding, Westhive plans to expand this mobile workspace concept internationally.

OfficeRnD shared some takeaways from their recent ecommerce webinar. What caught our attention was the quantifiable results Ben Rigby (at x+why) shared: in their old ecommerce setup 300 users would start a booking each month, but only 20 would complete the purchase (with an avg booking value of £45) – compared to their new setup which saw 95 completions, from 360 starts and an average booking value of £112.

🇸🇪 Swedish coworking market sees 6% price dip #
Sweden’s coworking sector experienced a 6% average price decrease in 2024 according to Workaround marketplace, highlighting broader market challenges despite continued industry development.
This data was shared during the Sweden Coworking Awards 2024 which celebrates excellence across multiple categories. PS. Winners included 7A Office & Lounge Conference & Event as Coworking Space of the Year in Stockholm for its impressive entrance and comprehensive services. Outside the capital, IOFFICE Business Center took top honors for its modern design and welcoming atmosphere, while @squareworkspaces was recognized as Local Coworking of the Year for its entrepreneurial spirit. Other winners included Fabege CoW for sustainability and Helio Workspaces – Sveavägen 20 as Upstart of the Year for its rapid expansion and community-building efforts.

🇨🇭 Swiss coworking market shows strong growth potential for 2025 #
Coworking Switzerland shared a robust outlook for 2025, with 70.5% of operators anticipating positive business conditions according to their 2024 member survey. Private offices remain the most profitable space type with a 58.8% utilization rate, while location, community, and infrastructure are cited as the key differentiators for successful spaces. The market continues to expand rapidly, with Zurich alone growing from 19 locations in 2019 to 50 locations in 2024, and rural coworking is gaining traction with over 50 locations outside city centers.
With coworking currently representing just 1% of Switzerland’s total office market – but projected to reach 6-10% in coming years – operators have significant growth opportunities ahead.

✈️ New IWG pod partnership takes flight #
A while back there was talk of a pending deal between IWG and Jabbrrbox and we’ve now gotten all the specifics on this partnership. The two have formed a partnership to install 3,750 privacy pod units across various public spaces over the next three years. The collaboration will deploy both single-user pods and four-person, wheelchair-accessible pods in locations including airports, train stations, retail centers, and corporate buildings, incorporating IWG’s Regus-branded flexible workspace design.
This strategic partnership extends IWG’s portfolio while addressing the growing demand for hybrid work solutions, with Jabbrrbox co-founders Brian Hackathorn and Jeremy Jennings emphasizing that the initiative will deliver accessible workspaces where professionals need them most.

🇪🇸 Spanish operator plans major expansion following rev growth #
Spanish operator Monday Working Spaces has announced plans to double its network from 12 to 24 locations after experiencing a significant revenue increase to €14M in 2024, up from €12M the previous year. The ambitious expansion initiative began with the opening of a second location in Málaga, with a third already planned for the city due to strong demand in Andalusia’s competitive office market.
The firm (who were acquired by a PE firm in the last weeks of 2024) is targeting new locations in major cities including Madrid, Barcelona, Lisbon, Valencia, Seville, and Porto, aiming to surpass 50k sqm of workspace by the end of 2025 and 80k by 2026, which would double their user base from 4k to 8k coworkers.

☀️ South Florida space announces expansion #
1909, a hub for entrepreneurs in Palm Beach County, is celebrating the grand opening of their new expanded space in the historic Comeau Building on Clematis Street in downtown West Palm Beach.
The event, replacing their annual gala, will coincide with the conclusion of National Small Business Week and will feature a ribbon-cutting ceremony marking the milestone of 200 local small businesses relocating to downtown’s main street. The celebration will include live tours, founder talks, local food and drinks, and presentations showcasing the entrepreneurial community that will call this new location home, representing the culmination of several years of expansion efforts to better serve local founders and small businesses.

The Social Hub has opened a massive new location in Rome, investing €114 million to transform a former railway customs house into a 24k sqm hybrid hospitality complex.
The development features a coworking space for 160 professionals, a four-star hotel with 396 rooms, meeting areas, dining facilities with a rooftop bar, and will include a 10k sqm public park opening this summer.
