According to a new report by Colliers, Poland’s flexible office market has grown by ~30% over three years, now totaling ~425k sqm (~4.6M sqft), more than 3% of total office stock.
Warsaw leads with 235,000 sqm and ~90% occupancy, dominated by international operators including Mindspace, Brain Embassy, WeWork, and Regus, alongside local players The Shire and CitySpace.
Kraków is the most diversified regional market, with 16 operators and 70,000 sqm, while Wrocław has seen nearly 50% growth in supply. "Flexibility is now one of the key criteria in office selection," says Robert Romanowski, Senior Associate at Colliers.

CitySpace, a Polish coworking provider, has announced its twelfth location nationwide with the opening of CitySpace Forum in Wroclaw. The new 2.3k sqm space will be the company’s fourth in Wroclaw, offering 331 workstations including 50 private offices, five conference rooms, seven phone booths, and areas for events and hot-desking. Opening this summer with pre-sales already underway, the biophilic-designed space will provide 24/7 access, reception services, and strong transport links to the city center, railway station, and airport. Founded in 2015, CitySpace operates over 25k sqm across five major Polish cities.
