Many in the industry had advocated for the importance of adding virtual office services to boost the bottom line of running a flexible workspace. Nexudus has announced a new virtual office module designed to help coworking operators diversify their revenue streams by allowing for easy management of virtual office services without the need of a third party virtual mail vendor. The platform enables operators to streamline the administration of business addresses, mail handling, and phone answering services without requiring physical desk space.

Pricing appears to start at around $50/month for the first 10 mailboxes. We’re keen to learn more so as to understand how they differentiate from other players in the marketplace other than being fully built into the Nexudus platform. While virtual offices are a valuable addition to any space’s offering, it’s important to fully understand the complex requirements the US Postal Service has that operators must follow to ensure compliancy.

🛒 OfficeRND embeds itself into flex space ecommerce #

OfficeRnD is shedding light on a critical issue impacting coworking spaces: overly complex booking processes that create unnecessary friction for potential customers. Their research showed that forcing visitors to complete lengthy contact forms, make phone calls, or navigate to third-party platforms significantly increases abandonment rates. We’ve had other stories recently where operators shared how they increased revenue simply by adding online bookings, even if they did require those extra steps. The company’s new Growth Hub solution aims to solve this problem by embedding a seamless e-commerce storefront directly into operators’ websites, maintaining brand consistency throughout the customer journey. This approach allows visitors to immediately view availability, pricing, and complete bookings without leaving the site, aiming to reducing the industry’s high average of 70% cart abandonment rate.

🆕 New booking platform for employees launches with $15M #

anywell have come out of stealth with $15M in funding and bookable spaces in New York and Isreal. The platform helps employers let their teams find and work from inspiring spaces in their local communities.

Their CEO, Gadi Royz shared that "after two years of working from home, employees want the freedom to work from anywhere". Alongside having employers pick up the bill, the platform also guarantees on-site business amenities (think printers, tech kits, meal plans).

The funding is spread across two rounds ($5M and then $10M) and will be used to expand to major cities worldwide. In case you were wondering how the 200 or so cafes and coworking operators already working with them get paid, ‘hosts’ are paid by the hour.

📑 HubSpot teases Contract objects coming in April #

Przemek Orlikowski celebrated the fact that HubSpot recently rolled out a "Contact" object and why it matters (especially when compared to Deal objects) when it comes to managing recurring revenue.

Coworking Europe shares that French coworking marketplace Worklib have acquired local competitor OfficeRiders, it’s third strategic acquisition following Neo-nomade and Deskalot in 2023. Worklib is projecting €10M in revenue by the end of 2025, is profitable in France and is investing aggressively in international growth.

The move brings 4k not-so-coworking spaces (think apartments, lofts, artist studios) into the network that now spans 50k workspaces across 4000 cities. The aggregator acquisition spree continues.

Australian flexible workspace marketplace Rubberdesk has added an AI tool that generates curated office space shortlists for businesses in just 20 seconds. The new technology analyzes detailed user requirements through dropdown selections OR freeform inputs to deliver personalized recommendations with transparent pricing and availability information. This development significantly improves the traditionally lengthy office search process in Australia’s fragmented commercial property market, combining AI efficiency with human expertise from Rubberdesk’s office specialists. The platform, which currently lists over 3,000 offices across Australia with capacity for over 27,000 people, has also expanded to Ireland and the UK, with further global rollout planned for later this year.

In 2025, if you’re not implementing AI into your business in some way, shape or form, you can best believe that your competition probably is. While many that jumped on the AI bandwagon early on did so by tacking on third party integrations or layering chat bots, it’s fascinating to see the evolution of nuanced and capable AI functionality that can make a real impact on the operations of your business, not to mention your customer’s experience.

New data from Yardi Kube: the U.S. added 609 net new operators (and nearly 1,200 locations) in a single year, with secondary markets outpacing gateway cities and enterprise demand continuing to accelerate.

But what is that in sqft Hector? I’ll tell you… that’s 22.5M sqft of coworking space added to the US market. As for share of US office market, that’s now up to 2.2% from 2% in early 2025.

A look at some of the numbers from OurHouse, which I introduced to many of you recently when they got backed by Blackstone. During 2025, across 2 Houses, members booked 37,800 hours of kids’ classes, 55,000 hours of adult fitness classes and 98,000 hours of childcare in 2025 from Jan to Dec.

While Charlie Gardiner doesn’t explicitly share how many coworking hours were booked in 2025, his observation that their value comes from "a mix of things happening under one roof and the flexibility that gives families" rings true to what we’re seeing with mixed use and childcare projects.

Vast, closed 2025 with strong year-over-year performance across systemwide sales, membership growth, franchise development, and international expansion. Venture X reported an 11% increase in annual revenue, while Office Evolution reported a 13% increase. Venture X grew its global membership base by 67%, Office Evolution by 50%, and Intelligent Office surpassed 4,800 members across its locations and virtual service channels.

🚀 The rise of the 3rd place #

Steve King summarizes an academic study on the future of work. It includes a graph that highlights that in November 2021, 11.8% of reported worked hours were from a third-place as compared to 31.2% WFH and 57% from the office.

🤔 Is 2023 the year of working from third spaces? #

Adi Gaskel wrote a piece in Forbes noting that recent research shows that 2023 will be year in which working from third spaces becomes the norm. Using data from OpenTable (interestingly) they note the growing trend among Gen Z of whom 10% note third spaces as their preferred location to work from.

The research also notes that "that cafes are the preferred third place work venues, but participants also use libraries, pubs, parks, and coworking spaces. On average, people working in third places do so 2-3 times per week, staying 15 minutes to 4 hours, and spending $4-$30 per visit."

💥 Could new accounting rules implode banks’ loan underwritings? #

Jerome Chang shares a theory that the new-ish account rules (about reporting rent as a liability instead of an operating expense) could cause a lot of headaches and possible fall out for banks who hold a lot of commercial loans.

🇺🇸 2024’s top coworking US metros (so far) #

CoworkingCafe’s most recent analysis delves into the top U.S. metros for coworking spaces. Researchers leveraged proprietary data from February 2024 and divided rankings into three population brackets: large, mid-sized and small metros.

In the large bracket, NY has the highest no. of coworking spaces in the US with 606, followed by LA Metroplitan Statistical Area (MSA) with 357, and Miami with 272. Looking at mid-sized metros Salt Lake City, UT led the pack with 38 spaces, followed by Bridgeport, CT with 35 spaces, and Albany, NY with 29. In the small metros category, Boulder, CO stands out with 25 coworking spaces. Asheville, NC and Trenton, NJ share the second spot with 13 spaces each.

Interestingly, looking at the state level, California is the top state for coworking spaces, with 864 locations, followed by Texas with 627, and New York with 532.

📖 What if there were no freelancers? #

Gareth Jones and the TownSq team have launched their latest What If whitepaper, focussing on an often under-appreciated group that play a massive role in the UK economy: freelancers and the self-employed.

Within the report they share some fascinating data, like how 1.86M freelancers in the UK, 15% of freelancers are working mums, the average age is 49 years, and collectively freelancers contribute approximately £140B to the UK economy EVERY YEAR.

📊 Where do you think most people first learned about their coworking space? #

OfficeRnD shared the results from the question regarding coworking space discovery. When asked where members first learned about the coworking or flex space they use, 44% shared that it was via word of mouth. The top spot was followed not-so-closely by internet search (34%) and social media (10%).

Another great reminder of how great experiences do not go unnoticed. And that you should also keep an eye on that local SEO.

📊 More data from WeWork’s broker survey on midsize companies #

A continuation of new data from WeWork‘s broker survey focused on midsize companies shows that traditional long-term commercial leases are falling out of favor as organizations with 10-100 employees overwhelmingly prefer shorter commitments. Medium-length lease terms of 2-4 years have emerged as the most popular option at 41%, followed by 5-10 year leases at 31%. Short-term leases of 12-24 months account for 23% of preferences, while traditional 10+ year commitments have become nearly obsolete at just 5%.

In other news, the sky is blue. All jokes aside, it’s not breaking news that companies are opting for shorter leases, but it certainly is helpful to have better insight in what the breakout looks like between lengths of leases. Especially for operators that are looking to add more team suites or are considering expanding to new locations or are even planning on pricing incentives.

🇫🇷 France sees 23% growth in coworking spaces #

France’s coworking market expanded by 23% in 2024, reaching 3,420 locations across the country according to a study by flexible workspace services company Ubiq. While Paris and Île-de-France represent 37% of national supply and face a 22% vacancy rate due to market maturity, regional cities are experiencing significant growth, with Bordeaux achieving a 6.3% penetration rate that surpasses the capital. Lyon, despite having the second-largest coworking stock, shows a lower penetration rate of 2.6%, while cities like Toulouse and Montpellier are seeing numerous new openings that may lead to price stabilization. The user demographic is evolving beyond the traditional freelancer and startup base, with large corporations increasingly adopting flexible workspace solutions, reflected by a 50% increase in companies with over 500 employees using coworking spaces in just one year.

Similar to recent data we’ve shared out of the UK, it appears that urban supply is stabilizing and that growth is coming from new locations opening in tertiary markets and more midsize to large companies placing employees in flexible workspaces.

👏 New 175+ location partnership announced #

Industrious and Nuveen have announced a new ‘hybrid work solution’.

The details of the partnership from what I can see gives Nuveen’s tenants access to a Tenant Experience platform built (and managed) by Industrious, and the ability to make reservatuons for workspaces across 175+ properties.

🇺🇸 After a decade, OE Westlake Village expands #

Office Evolution Westlake Village has relocated to a newly designed 10,000 sqft space, nearly doubling its original capacity.

The expansion also marks a leadership milestone. Longtime Director of Operations Ashlynne Balikian, a local resident who helped guide the center’s growth and led the design of the new space, has formally stepped into co-ownership alongside founder Tom Warekois. The previous location maintained a steady waiting list, prompting the move to a larger footprint that includes 39 private offices (most already leased), coworking areas, and meeting space.

🚀 Whitelabel operator launches their first German location #

Flexible workspace provider infinitSpace has launched its first German location, under its signature ‘beyond’ brand. The 4.5k sqm space that offers 700 desks is setup as a management agreement with investor Peter Korbačka.

🇺🇸 Industrious announces ‘worlds largest flex space’ #

Industrious announced that they’re expanding their footprint at Tower 49 from 240k sqft to 292k – almost half of the 600k office tower in Midtown Manhattan.

This adds 2 more floors of dedicated amenities, a building-wide lounge, event space, and include showers and a parenting suite in the former WeWork HQ, and is expected to wrap by EOY. PS Industrious originally secured a 10-year management agreement for the original 240k sqft in 2024, but the financial terms of the expansion were not shared.

🇬🇧 DeskLodge announces new Bristol location #

Tom Ball shares that DeskLodge have leased the whole base of the Beacon Tower in the heart of Bristol.

The 18,000 sqft space will include seven work zones, social space and a 5,000 sqft roof garden.

Ben Nachoom shares that OneCoWork are opening a new location on Portal Del Ángel in central Barcelona.

The post is a bit light on details, but does share that the location is already 90% filled with 2.5 months till opening. This could highlight the demand for flex in Barcelona.

Kingsley Yu shares that real estate firm Chinachem Group and coworking space operator the Hive Hong Kong have launched a new 17,000sqft space through a partnership.

Some interesting insights from the story are that the group is funding the entire project investment, renovation work, as well as operating expenses of the space, and the operator (who run 21 locations across 7 countries in the Asia Pacific) will manage the day-to-day operations of the business and provide members with access to their other locations.

💸 More news on WeWork’s debt restructuring and new funding #

Reuters reports that WeWork have announced a deal to cut their debt by $1.5B and extend some of their maturity dates.

In short this means that $1B in debt from SoftBank would be converted to equity, bumping the firms already 46% stake. A further $1.9B in debt would now have a maturity date in 2027, bringing the firms net debt to $2.0B.

AfricaWorks expands in Lagos via first deal of the investment fund that bears the same name (AfricaWorks Investment Partners).
