🇬🇧 Managed Offices reshaping London flex market #

Rubberdesk‘s Q4 2025 London Flexible Office report shows that managed offices now command a 40% rate premium over serviced pace (£805 vs £575 per desk). While available space for Serviced shrunk by 7.3% in Q4, Managed spaces grew 5.5% as London’s landlords continue to convert more stock into managed format.

Their definitions: Serviced offices (also coworking spaces) are multi-desk offices where amenities are shared and rented short-term. Managed offices are standalone spaces where amenities and branding are specific to the business and rented short term. The latter would usually have their own entrance but may still share access to end of trip or gym facilities in the same building with other managed or leased offices.

🐣 Blackstone invests in child-friendly members’ club #

The Times covers how Blackstone are investing £100M into OurHouse, which runs members’ club for families in London.

Founded by Charlie Gardiner in 2022 to create an alternative to pricey playdates and freezing playgrounds, they’re now expanding across London, with new Houses in East Sheen, Clapham and Chiswick.

James Seppala, head of European real estate at Blackstone, told the Times: “We got so excited by the business because it offers this incredible and relatively affordable combination of things that everyone wants — gyms, fitness classes, co-working (sic) spaces, food and beverage, childcare facilities.”

😳 Vast Coworking Group acquired by PE firm #

Vast Coworking Group has been acquired by private equity firm New State Capital Partners as a carve-out from United Franchise Group. This deal marks a strategic move by Vast co-founder and CEO Jason Anderson as demand for flexible workspace continues to rapidly evolve and grow.

At time of acquisition Vast – which is one of the world’s largest coworking networks and comprised of leading concepts Venture X, Office Evolution, and Intelligent Office – leverages a franchise model. It has over 200 locations and spans approx. 2.7 million square feet, serving roughly 70,000 members worldwide.

🇺🇸 Multi-unit owners acquire 4 DFW locations #

Kevin & Geidre Priddy have acquired and are converting four existing coworking locations bringing their flex portfolio to a total of more than 125K square feet across Plano, Addison, and Fort Worth.

The spaces were purchased from Plano-based landlord Michael Comegys, who is stepping back from direct operations to refocus on his core commercial real estate business – a move that reflects a broader trend of landlords partnering with specialized operators to stabilize and enhance office assets amid ongoing hybrid work shifts.

Rather than developing new space, the Priddys are repositioning already-built coworking locations (formerly operating under another brand) into Venture X franchises. The Priddys began building their portfolio in Florida in 2022 and have since expanded to seven Venture X and Office Evolution locations.
