🏆 UK operator submits full portfolio for FlexGrade benchmarking #
UK flex space operator Landmark has become the first operator to submit its entire national portfolio for FlexGrade independent quality benchmarking, marking a significant move toward transparency in the UK flexible workspace market.
Two Landmark locations have already achieved Gold ratings: New Cavendish in central London and Wogan House, which reached 100% occupancy within six months of opening. Google listing expert Amy Toman shared that Google Business Profile suspension appeals must be submitted within a strict 60-minute deadline with no extensions or opportunities to add additional evidence after the time expires. 🏦 FY results from UK’s other listed flex prop co. #
UK’s other publicly listed workspace company, called Workspace Group (and not to be confused with the International Workspace Group who are also UK-based and listed) shared that they’re focussing on London’s 10-100 employee market amid lower than preferred recent financial results.
Those results? Like-for-like occupancy down from 88% to 83%, but still posting a pre-tax profit of €6.4M through 1,266 lettings and 500 renewals.
Another note is that unlike many larger asset-light operators, Workspace owns and operates its own properties, managing office buildings worth over €2.7B. Another not-so-silent example of a propco/opco model in action.

🍕 Chicago market shows strong Q1 with 2M sqft of leasing activity #
Chicago’s commercial real estate market experienced a significant turnaround in Q1 2025 with 2M sqft of leasing activity marking the strongest quarterly start in years, as companies shifted from survival mode to strategic expansion. Sublease inventory dropped to 5.6M sqft from an 8M sqft peak, while trophy high-rise vacancy rates fell to 6% as sublandlords began rejecting low-ball offers or withdrawing space entirely to accommodate returning employees. The market is seeing the most HQ-sized tenants (100,000+ sqft) active since pre-COVID, with firms having lease expirations 2-4 years out already making moves to secure quality space, economics, and flexibility.
In a push for return to office, a wave of tech deals led by AI innovators and Chicago-based companies, represents upgrades rather than downsizes, as companies view office space as a competitive asset rather than a burden.

Genetor Coworking and CONVENDUM share that they’ve setup a pilot reciprocal membership programme, letting each of their members access each others workspaces, lounges, and meeting rooms. The programme runs from August 1st till December 31st 2025.
