John Preece from Hub Australia summarizes Dror Poleg‘s recent article called ‘Airbnb and the Abstraction of Location’.
Both the summary and the article are good reads that highlight how Airbnb changed how people booked trips by focussing on types of experiences first (before dates/locations/price) and Spotify changed how music was discovered through types or activities (as oppose to genres).
Makes us think how would, or could, workers pick workspaces other than proximity, price and amenities. From what I’m seeing with the aggregators and booking platforms in development, a lot of amazing teams are already experimenting with new ways of workspace discovery.

๐ฎ Prognosticating on the future of offices. Spoiler: it’s flex. #
Peter Miscovich from JLL prognosticates on the future of offices and workspaces. It’s an interesting read about their new book, and what they’re seeing with regards to office leases, but this caught my eye:
"And this is where flex-work, coworking, workplace as a service, shorter-term leasing comes in. We are seeing some clients look to ownership for the longer term, in parallel with longer-term leasing. But then weโre seeing a lot of variability in terms of flexible leasing, shorter-term leasing, coworking, satellite offices. I think building owners, landlords and developers will have a very diverse landscape in the future."

๐ Are high-streets scarred or evolving into something better? #
Freddie Fforde from Patch shares a retort to a recent article that made the case that physical retail was "permanently scarred" by the shift to WFH.
The point is made that yes, high streets (aka main streets) are changing around the world, but this couldbe a net-positive, as local economies shift from rows of the same shops and brands to something more neighborly, inclusive and supportive.
For a long time we’ve been watching as brands bring coworking spaces and other remote working hubs into the center of towns, villages and suburbs. With this stickier footfall, it could create a whole new kind of hyperlocal economy within these areas.

๐ญ Venice offers digital nomads a soft-landing with coworking #
"Launched in December 2021 by the Universitร Caโ Foscari and the Fondazione di Venezia โ a nonprofit group that protects Veniceโs cultural heritage โ Venywhere encourages location-independent workers to base themselves in the Italian city."
Apart from a paid soft-landing service (sourcing SIM cards, setting up bank accounts, helping with visas, understanding local tax, public transport assistance, local recommendations and even viewing short-term apartments) the platform also offers members access to coworking spaces in contemporary art districts, 18th-century museums and a former Renaissance convent.
This also follows Italy introducing 1-year digital nomad visas for non-EU nationals. Great to see cities and their local organizations getting creative to help attract more remote workers.

Katharine Chestnut shared a post on LinkedIn asking platforms like LiquidSpace, Upsuite, Deskpass, Peerspace and others about their plans to better support busy operators like herself.
After having to disappoint a potential customer due to having more apps and places to update than time, the point was made that there’s tech like Syncaroo that helps avoid these kinds of situations, if only platforms would let operators choose for themselves how to manage and automate their listings.
The comments are fascinating and other operators seem to agree, with Christy Alexander saying that the "juggling act gets heavy" and Taylor Sherbine noting that having "too much to update" was one of the reasons they decided not to use some platforms.

Harry Wilson-Hallberg shares that 500 new spaces have joined FlowSpace, bringing the total number of spaces to 1000.
This spike includes partnerships with The Office Group, Techspace, D&D restaurants, Second Home, Curzon Cinemas and several high-end event space providers including The Standard Hotel, Camm + Hooper and The Boathouse.

๐ Another platform adds ‘social’ element to desk booking. #
Marley Fabisiewicz shares that spaceOS (a tenant experience app) have added a new feature called ‘Social Desk Booking’. In it, teams can see who else will be in the office at the same time when booking hot desks nearby.
As the lines blur between workspace management, hybrid team management, and booking aggregators, it’s interesting to see how many products are shifting towards adding social elements for the end-users of these platforms. ICYMI, YC-backed Cafรฉ added something similar in w45/21.

"My McKinsey & Company colleagues Jose and Brendan and others surveyed 500 executives in the building products sector about innovation. Their top three trends are digital or tech-oriented in nature, as are six of the top ten."

โ๏ธ Dallas-based brand expands into Atlanta through traditional leases #
Flip Howard shares that WorkSuites are bucking the trend of entering less-risky partnerships with landlords, by signing two traditional leases for their expansion into Atlanta.
On the point of why leases over management agreements, Candace Carlisle shared:
"I do leases when I’m 100% certain they are going to work, I do management agreements when I’m not 100% certain a location is going to work. But if I’m not 100% certain a location is going to work, there might be a bigger problem," Howard said. "With these two slam-dunk locations" in Atlanta, "I only see a negative with a management agreement."

Australian coworking brand WOTSO have acquired their first New Zealand property in Aukland. The 1,359 sqm (~ 14,628 sqft) property changed hands for NZ$10.5M (~6.57M USD), includes a basement car park and the space is set to open in early 2023.
In a time where a lot of space operators and office building owners are locking in on management agreements or other tenancy-based deals, it’s interesting to watch brands grow through the actual acquisition of office buildings.
