Like many founders of collaborative spaces, Draymond and Ali Washington created what they needed in Chicago: A community that works together and plays together! Anant Yardi, the programmer who founded and owns Yardi Systems, shared A LOT during his GWA keynote interview with Jamie Russo (Everything Coworking) and Laurent Dhollande (Pacific Workplaces). Waaay too much to fit into a single short summary here, so we luckily had Mike LaRosa at the conference to summarize the whole panel for us all.
Key things to look out for: what actually happened with the WeWork acquisition, a new model for that firm, empowering other operators, hinted at a partnership with Vast, a reassurance to integrity and security, and a vision of space anywhere – but flex everywhere.

Ever wondered why WeWork India succeeded where many of their international expansions did not? Jeremy Bamberg, shares some facts behind the JV’s success.
The crib notes: WeWork entered India in 2017 via a 50/50 JV with leading property developer Embassy Group. The firm appointed a local CEO Karan Virwani, who also happened to be the son of Embassy Group’s founder. Leaning on local contacts, insights and a sizeable ready-to-flex office portfolio, the brand grew rapidly servicing enterprise clients. They hit profitability and explored their own IPO, having remained out of the global firms IPO. During CH11 proceedings, WeWork sold it’s 50% stake in the JV to Embassy, retaining the regional rights to the brand. Rumours are they’re once again exploring an IPO of their own.

When planning marketing activities and initiatives for your flexible workspace, incorporating influencer marketing might seem intimidating. Alliance Virtual Offices shared during our recent Hot Seats panel that they leverage influencer marketing campaigns to drive leads from new sources to their partners’ spaces.
In this video they share how by engaging influencers to promote their brand, Alliance drives revenue to operator partners without having them engage with influencers directly. I love seeing how demand-generating aggregators are exploring new and creative ways to reach new flex space customers.

๐ฉโโ๏ธ An update on the US Gov’s use of flex workspaces #
It’s been over three years since the GSA first announced a contract vehicle – essentially green-lighting five vendors that are approved to bid on flexible workspace contracts for the GSA; and a full year since the US government opened their own network of six coworking spaces that any federal agency employee can access and there’s a lot of data to review.
The only problem? Trying to get those workers to actually check in so they can track how the spaces are being used. The General Accountability Office’s report states that โwhile the pilot thus far has focused on gathering input from coworking space users, GSA has not developed scalability criteria that would enable it to assess whether a coworking service would succeed in a broader, non-pilot setting.โ

There are so many different terms used to describe flexible workspace. There’s coworking, serviced offices, executive business centers, conference centers and more. And they all seem to be the "future of" the office. Workbox CEO John Wallace recently spoke with Commercial Property Executive on recent market moves, and his take is on the state of flexible workspace.
One highlight of this discussion is the focus on differentiation on the market. Much like hotels have luxury, business travel, long-term stay, all-inclusive and budget brands that focus on their target audiences, coworking and flex is starting to follow suit. Meaning, all office is becoming essentially flex by default, but what type of flex is dependant on who they serve. Enterprise-grade, events and meetings focused, small business focused, content production specific, or even warehousing for logistics and fulfilment.

๐ซ Ex-broker spills the tea on flex space discounts #
Michael Dubicki from Flex Engine shared why companies considering flex spaces should weigh out the pros and cons of chasing big discounts from flex space providers. In short: big discounts usually mean either moving every 12 months, or seeing a big increase as prices normalize to where the new target desk price is.
It’s an interesting look behind the curtain (especially highlighting how brokers are actually disincentivized from putting their clients in communities for terms longer than 12 months) and where some operators may be able to leverage lower discounts to build longer member relationships. At least that’s the angle I took from it.

๐ก WeWork CEO bullish on firm’s place as industry innovator #
Interviewed at Forbes’ Future of Work summit, new WeWork CEO John Santora reinforced the company’s belief in the role flexible workspaces play in companies of all sizes. In addition to the role that flex spaces have, and continue to play, in the overall innovation of how workers access and use workspace.
Items of note from his appearance: He doesn’t care where the office is that you’re working out of, as long as it is an office; the majority of companies who are increasing workspace are choosing flex over traditional; and most importantly? WeWork is now debt free.

Time and time again we hear discussions between flex space operators regarding the ROI of lead- and sales-generating aggregator platforms.
So when we put together the Hot Seats panel for the GWA‘s conference in Phoenix, we started with the total aggregate volume of US dollars the participating platforms (Alliance Virtual Offices, The Instant Group and Preferred Office Network) actually put into operators pockets this year to date.
That number? $140,988,491. In this video, you can hear the reaction of the audience when we shared this on stage. Next week we’ll also share a summary of the panel, including the whole slide deck (which includes 5 other never-been-shared-before data sets).

๐บ Operators get another option for room and reception screens #
The team at Spacebring have just released two new "helper" apps, for both Apple and Android devices. The first is Meeting Room Display, which is a color coded room screen to can help members quickly glance at which resources are available now or in the next hour – while also allowing for easy bookings. The second is a Reception App to facilitate guest experiences at the bottleneck that is the front-desk.
While there are a lot of standalone options for both apps, we are seeing a battle heating up for both areas of your space with new/revamped apps recently announced by OfficeRnd, Proximity and Nexudus.

โก๏ธ Platform adds up to 1k free automations into their plans #
Automations, the newest Optix feature that helps operators automate day-to-day tasks like invoice follow-ups and member onboarding, is now free for spaces using their technology.
I asked for a bit more info, and Kelly Karn was kind enough to elaborate that the number of free automated actions depend on your plan scaling up to 1000 free actions per month, and that a number of default automations also do not count against these free actions.

๐ How 1,064 IT companies use coworking spaces #
TechBehemoths surveyed 1,064 IT companies from 52 countries between July 29 and August 7 to understand how they use coworking spaces. 46.1% of those who do use coworking spaces are from small companies with 2-9 employees. 21.1% had 10-20 employees, and 20-50 employees came in close at 20.4%. Only 10.2% of those who use coworking spaces are with companies with more than 50 people.
The data set also looks into how they use coworking (13.8% regularly, 30.9% occasionally, 17.8% primarily and 37.5% don’t), why they pick coworking (27.6% flexibility, 26.7% for remote working, 23.1% cost efficiencies, and 22.6% collaboration), preferred sizes, essential amenities and more.

โGlobal CRE firm publishes their latest future of work survey #
One of the world’s largest CRE firms, JLL has published the results of their 2024 Future of Work survey.
Major takeaways are that companies are still navigating internal debates between "hybrid adopters" vs. "office advocates" while the role of CRE professionals within a global occupier are viewed as more important than ever as it relates to being a function of talent recruitment and retention.

FLEX-O, a French coworking brand recently shared that they reached some exciting milestones. With 18 locations, five more confirmed to open in 2025 and beyond, they are well on their way to a goal of 50 locations in five years. With over 6,000 workstations, they are currently operating more than 60,000 sqm.

๐ฉบ Operator adds flex space for medical professionals #
Not the only news this week that touches on the differentiation of flexible workspace, WOTSO has rolled out a HealthSpace segment of space offerings within their portfolio.
This portion of their portfolio features custom-built workspaces for health and well-being practitioners, including physios, acupuncturists, chiropractors, psychologists, nutritionists, masseuses and naturopaths. Two years after their first iteration of this concept, they’ve opened a total of five and have a minimum of three more in the works.

With locations in 10 markets around the UK, Cubo Work has finally arrived in London with their newest space opening just off of Soho Square. The location sized 18k sqft, which most recently was a bookstore, is part of Soho Estates’ largest mixed-use development.
The building is already home to large tenants such as Warner Bros. and reinforces a trend we’re seeing where owners are seeking out flex operators to fill vacancies, as part of a strategy to make up a mix of workspace and not rely solely on traditional long term single tenants.
