π§ Network turns a motorway closure into an opportunity #
The team at Work Inn jumped right into the conversation around the 15ish week closure of the A40 motorway in the Ruhr region of Germany, to fix a damaged bridge near Bochum. They quickly addressed the frustration many commuters are probably feeling, presenting their network of locations as an antidote to even worse traffic jams than A40 commuters were already used to.
Nicely played WI team, I’d love to see data around how many people took up the offer and stayed after the motorway was reopened.

Syncaroo were brought in to help a workspace tackle a challenge around implementing and automating required background and identity checks for prospective and active members. In this post we see some notes from the custom implementation.
Of course, not every coworking or flex space needs that level of check. Most wouldn’t. But it is interesting to look at how far automations and integrations are reaching in our industry.

π Stats and prices as UK and Ireland surpass 3k spaces #
CoworkingCafe‘s newly released quarterly report shows the state of the coworking industry in the United Kingdom and Ireland.
In summary, the UK has 2,806 coworking spaces and Ireland has 210. Breaking those numbers down more, 2,460 are in England, 188 in Scotland, 102 in Wales, 56 in Norther Ireland. Digging deeper Greater London is the coworking capital with 788 spaces, Dublin boasts 101, and they’re followed by Manchester with 69.
In the UK, the national median price for a dedicated desk is Β£215p/m (Β£310 in Brighton and Hove), open workspaces Β£155 p/m (Β£250 in G.London), virtual offices Β£40p/m (Β£99 in G.London) and meeting rooms Β£25 p/h (Β£45 in G.London).
Within the top 15 UK cities, Fora runs 60 spaces, Workspace Group runs 55, The Boutique Workplace Company runs 38, WeWork 37 and Landmark 35.
In Ireland, the median dedicated desk price is β¬299p/m in Dublin (β¬280 nationally), open workspace desks β¬200p/m and virtual offices for β¬50 p/m (both nationally and in Dublin). Meeting rooms in Dublin come in at β¬44p/h compared to the national median price of β¬37.
The top three operators in Dublin are Pembr, which has 18 coworking spaces, Iconic Offices with 12 spaces and Workhub with 6 spaces.

π¬π§ H1 results from Manchester highlight flex space growth #
Joe Rigby shared CBRE’s H1 Manchester highlights. It’s a lot of office CRE stuff, until slide 7. That’s where we get their Q2 Flexible Office Roundtable data. In it we see that Manchester has 1M sqft of flex space and that number is growing (actually 2 of their 3 largest deals were into flex spaces).
They also report that regional landlords are continuing to invest in flex offerings, and that demand for serviced space has continued to rise, with flexibility being a valued commodity.

πͺΉ Are there 500+ fully-built coworking spaces sitting empty? #
Ben Wright from The Instant Group shares some shocking numbers, noting that just 30% of recently closed fully built-out coworking spaces are now occupied by another operator.
When asked, some say they are waiting for a traditional tenant, but only 18% of these closed spaces have been taken by such tenants. Ben notes that this does leave over 500 "ready-to-go" spaces that other operators could activate, and asks what we as an industry are going to do about it.
I have two of my own questions. 1. Are any of those 500+ spaces now landlord-run flex spaces? 2. Some of those landlords need to chat to the folks at DenSwap about maybe listing those turnkey spaces on their marketplace for buying coworking businesses.

π¨π¦ 4 Canadian brands partner up to create network #
Jesse Sharratt shares that LAUFT, ClickSpace, Werklab Inc and CoWork Halifax are partnering up to create an 11-space network in Montreal, Greater Toronto, Vancouver and Halifax.
I had questions, so I pinged Jesse. In short: the network is designed to make sure members of each brand can access other spaces as they travel, or have remote work needs. They have an offer called CANADAYPASS where members of all participating brands can redeem $25 day passes across the network. And the underlying agreement is to offer discounted access to members of the other brands.

Centrl Office are launching in Seattle, taking over a former WeWork location in the Capital Hill neighborhood. CEO Alex Hughes shared that they’re seeing a lot of groups in traditional office space evaluating more flexible options when their leases are ending.

Located in Elephant & Castle (that’s a real place in London, I swear), Walworth Town Hall is an iconic building which has been a focal point for the local community since 1894. The 50k sqft hub will have offices, coworking space and meeting rooms. This location becomes GP’s 5th in/around London.
