Yardi has officially announced the acquisition of both Deskpass and Hubble. This strategic move Expand πŸ‘‡ expands Yardi’s offerings in the flexible workspace market and strengthens its existing solutions, including Yardi Commercial, Yardi Kube and CoworkingCafe.
The acquisition will enable Yardi to provide a wider-reaching suite of tools for managing coworking spaces, from operations through to marketing to lead generation and revenue insights.

1. Will commission structures on these platforms change, to bring them more in-line with CoworkingCafe’s no commission approach? And if they do, what does it mean for competitors for each platform like Liquidspace, FlowSpace, Desana, Upflex and Gable?
2. Does this create any longer-term ties between Industrious (who had acquired a majority of Deskpass recently) and Yardi?

🏒 CBRE partners with Industrious for new NYC office
Global real estate giant CBRE is incorporating flexible workspace into its new global financial Expand πŸ‘‡ headquarters in Manhattan. Partnering with Industrious, the flex workspace brand will manage and market an initial 2 out of 6 floors in total. CBRE employees will have access to Industrious’ adjacent space, amenities, and events. As time goes on, CBRE will have the ability to flex up or flex down allowing the firm to either take over some of the initial Industrious space for it’s own use or (less likely) offer up more to them. ICYMI: Since 2020, CBRE has held a 35% stake in Industrious, having invested $230M in the brand.
What is being described as a "fixed-flex-HQ strategy", this is an excellent example of further adoption of flexibility into enterprise workspace planning. HQs aren’t going away, per se, but they are getting smaller and more likely being found adjacent to or in partnerships with some amount of flexible workspace that may or may not be open to the public.

Industrious pull a superb marketing move, positioning a benefit instead of a feature, right over the Expand πŸ‘‡ golden arches.

πŸšƒ Will new tolls re-draw the NYC coworking landscape?
The BBC reports that NYC is set to become the first cit in the US to implement a London-like Expand πŸ‘‡ congestion charge. The day-time toll for cars will be $9 in Manhattan below 60th Street, and will begin being enforced on January 5th 2025.
Should this be implemented, and stay in force, it could change where people are willing to drive, park and work around the city – in turn changing where great coworking spaces should exist or be created. We’re expecting to see even more spaces pop up around the perimeter of the congestion zone, with recent moves from local Industrious, WeWork and regional newcomers like The Shop.
