CoworkingCafe just released their quarterly report on the state of the coworking in the United Kingdom and Ireland.

In it they share that the region now boasts 3,089 locations (2,718 in England, 202 in Scotland, 105 in Wales and 64 in Northern Ireland). Greater London still leads by size with 887 spaces, followed by Manchester with 74 hubs.

The national median price for dedicated desks sits at Β£210, with Brighton and Hove holding the highest median price at Β£310, and Newcastle and Sheffield at the other end of the price spectrum at Β£189. Open space median prices are Β£160 (Β£245 in Greater London). VO are Β£50 per month nationally, while Greater London has the highest median price at Β£100. Meeting rooms are listed at a median hourly rate of Β£25 at the national level, reaching as high as Β£46 / hour in Greater London.

Regus leads the pack regionally with 195 coworking spaces throughout the UK (with less than half of its national portfolio is concentrated within the 15 busiest coworking markets). Fora comes in second with 66 spaces nationally, 64 of which are concentrated in the top 15 markets – particularly London. With a similar distribution pattern, 55 out of Workspace Group’s portfolio of 57 coworking locations, are in the top 15 cities, predominantly in the London area. The Boutique Workplace Company comes in fourth with 40 and Spaces rounds out the top 5 with 39 coworking spaces.

Ireland has a total of 234 coworking spaces, almost half of which can be found in Dublin – 116. The top three operators in Dublin are Pembr, which has 18 coworking spaces, Iconic Offices with 12 spaces and Regus with 9 spaces.

πŸ‡ΊπŸ‡Έ US coworking locations pass 7,500 milestone for the first time

Numbers are in for CoworkingCafe‘s Q3 US coworking industry report for 2024. Looking at the 25 largest U.S. markets they share some interesting insights (that can be compared to Q2 results here).

Highlights include a surge in demand to 7,538 spaces (passing 7.5k for the first time, and up 7% from last Q). This growth also saw almost 5M sqft added in Q3, pushing total coverage to over 133.5M sqft (a 5% Q-o-Q jump). Nashville saw the largest growth, adding 22 spaces (or 24%), followed by Indianapolis and Philadelphia with gains of 12% and 9%, respectively. Nashville also recorded the largest coverage growth at 13%, reaching 2.09 M sqft by the end of Q3. San Francisco posted a 12% gain, now recording 3.62M sqft of coworking spaces.

Membership prices remained stable, with the national median for dedicated desks holding firm at $300/month. VO and open workspace rates increased slightly, by just $1, reaching $120/month and $150/month, respectively.

Regus, WeWork, Industrious, Spaces and HQ remained in the lead, with HQ continuing to significantly expand its portfolio by adding 10% more spaces nationwide in Q3, reaching 236 locations. Regus maintained its lead with 998 locations across the country after a slight 2% increase Q-o-Q.

We also see some interesting new data-points, namely that 15% of all office space enquiries that move through Yardi’s listing network are for coworking space (up from 6% in 2022). Turner Levison also highlights that the suburban coworking footprint has swelled by 9M sqft in just one year, while suburban demand has surged by 240%.
