CoworkingCafe‘s latest analysis highlights the U.S. metro areas with the highest and lowest pricing for the most popular coworking subscription types.

For Open Workspaces, Santa Maria, CA, Bremerton, WA, and Poughkeepsie, NY, lead as the most expensive metro areas, with median rates of $300, while Albany, NY, and Palm Bay, FL, come in the 2nd spot with $250. Wichita, KS, and Greensboro, NC, are the most affordable MSAs with a median cost of $99/month, while Deltona, FL, comes second with $107. In the third most affordable spot there are 33 MSAs with a median price of $119, among which we can find Philadelphia, PA, Las Vegas, NV, Detroit, MI, Phoenix, AZ, and others.

For Dedicated Desks, Santa Maria checks the highest median monthly rate at $550. Honolulu takes the second spot with a median price of $500 and San Diego is third with $425/month. On the other end of the pricing spectrum, Grand Rapids, MI, is the most affordable at $189 per month, while Green Bay, MI, Ogden, UT, and Indianapolis, IN come next with $209. Lansing, MI, rounds up the podium with $219/month.

When it comes to Virtual offices, Naples, FL, is the most expensive MSA β€” $240, followed by Trenton, NJ, with $215. Reno, NV, comes in the third spot with $209/month. Rochester, NY, and College Station, TX, are the most affordable as the median price is $50 for this type of membership. In Palm Bay, FL, the median price is $65, while in Deltona and Crestview, FL, it costs $75.

Looking at Meeting rooms: Pittsburgh, PA, is the most expensive MSA at $75/hour, followed by Santa Maria, CA, Greensboro, NC, and Ann Arbor, MI, with $60. Bridgeport, CT, comes in the third spot with $59/hour. Rochester, NY, Dayton, OH, and Deltona, FL, are the most affordable with the median price is $20 per hour. In Portland, ME, the median price is $21, while in Des Moines, IA, it costs $25.

A new survey of over 125 UK startup and scaleup founders by Yardi and it’s subsidiary, Hubble reveals that while 72% of these companies operate with hybrid work models, this arrangement has the lowest satisfaction score (7.3/10) compared to fully office-based or remote setups.

The study shows 36% of hybrid and remote companies plan to increase in-person work within the next year, though only 7% currently enforce strict attendance policies. Despite 81% of leaders personally adopting hybrid routines, many express concerns about team cohesion and underutilized office space, with 59% worried that stricter policies could lead to employee resignations.

CoworkingCafe’s last quarterly report (using proprietary data as of December 2024) just dropped. Across the 25 largest US markets they saw:

National mean pricing remained stable for dedicated desks ($300), VO ($120), while hot desks saw a subtle $1 decrease to $149.

A 2% quarter-on-quarter growth nation-wide in number of coworking spaces, up to 7,695 from 7,500. This adds 3.3M sqft, bringing the total flex space to 136.8M sqft. Biggest growth in Salt Lake City (8%) and Austin (5%) by number of spaces. LA still leads the table of most coworking spaces with 292 spaces, followed by DFW (286), Washington D.C. (277) – bumping Manhattan (273) to fourth spot.

Regus remains the biggest individual brand (1,018 locations), with Industrious (147) replacing WeWork (137) in second spot. Spaces (124) and HQ (119) – both also IWG brands -top out the top 5 chart.

Comparing Q4 2024 vs Q4 2023 – 23% growth from 6,251 spaces and a 13% growth (or 16M sqft) in total square footage.

πŸ‡¬πŸ‡§ UK & Ireland surpass 3,300 coworking hubs

Yardi‘s CoworkingCafe has also just released its UK and Ireland Q4 2024 Coworking Report.

In it they report that the UK and Ireland have a combined inventory of 3,326 flexible workspaces, up from 3,089 in Q3 2024. Greater London leads the way with 895 spaces, followed by Manchester (78), Birmingham (55), and Bristol (53). Dublin dominates the Irish market with 120 spaces.

Pricing for coworking subscriptions shows considerable variation. UK median price for a dedicated desk is Β£210, while open workspaces average Β£156. Brighton and Hove command the highest prices for dedicated desks and open workspaces, while Greater London is the most expensive for virtual offices and meeting rooms. In Ireland, dedicated desks and open workspaces are generally more expensive than in the UK, with median prices of €277 and €200 respectively.

When it comes to the largest operators in the region, by number of spaces, Regus leads with 78, followed by Fora (63), Workspace Group (57), Spaces (40) and The Boutique Workplace Company (39).
